If your BER advisory report lists a dozen recommendations, it can be hard to know where to start.

A simple rule of thumb: reduce heat loss first, then upgrade heating, then consider renewables (and don’t forget ventilation).

Why?

Because improving insulation and addressing heat loss can make every other upgrade work better - and helps you avoid doing work twice.

If you’re not ready for a full “all-in-one” retrofit, SEAI’s Better Energy Homes + Solar PV grants are designed to support a step-by-step approach - and SEAI has published median costs to help homeowners plan realistically.

These figures are based on a sample of 47,067 individual energy upgrades completed from January to December 2025. Median = the midpoint (half of the projects cost less, half cost more).

***These reports are based on 2025 grants - the great news is that in 2026, with new and enhanced grants from the SEAI, home energy upgrades are even BETTER value.***

Here are a few helpful examples of median cost vs fixed grant* in 2025 (by home type):

🔥 Heat pump
→ Detached: €16,500 (grant €6,500)
→ Semi-D/end-terrace: €16,832 (grant €6,500)
→ Mid-terrace: €15,000 (grant €6,500)
→ Apartment: €10,067 (grant €4,500)

🏠 Attic insulation
→ Detached: €2,519 (grant €1,500)
→ Semi-D/end-terrace: €2,000 (grant €1,300)
→ Mid-terrace: €2,000 (grant €1,200)
→ Apartment: €1,894 (grant €800)

🌞 Solar PV
→ SEAI grant is up to €1,800 max (based on system size).

SEAI has published 2025 median cost data (Jan-Dec 2025) that gives a helpful “middle of the road” view of what homeowners typically paid, and what SEAI covered in grants.
In this blog, we break down two routes:

→ Individual upgrades (Better Energy Homes + Solar PV)
→ One Stop Shop “complete upgrade” (managed, multi-measure retrofit)

An incredible achievement and so well deserved.
