New regulations came into effect in July 2026, introducing a number of important changes to what homeowners can do without applying for planning permission.

Some of the key changes include:

🔹 Larger house extensions – the maximum exempted floor area has increased to 45m²

🔹 Larger garden structures – the allowance has increased to 30m²

🔹 New exemptions for certain dormer extensions and rooflights

🔹 New rules allowing the subdivision of some existing houses into self-contained units

🔹 New opportunities for detached accommodation in rear gardens

🔹 Changes relating to external wall insulation, heat pumps, bicycle/bin storage and chimney removal

But, as always with exempted development, there are conditions and limitations that need to be understood before work begins.

🏡 Big changes are coming to Ireland’s planning exemption rules — and they could make it much easier to extend, adapt or add extra living space to your home.

The Government has announced proposed new exemptions that could allow:

✔️ Detached garden dwellings (“granny flats”) of 32–45sqm without planning permission
✔️ House extensions up to 45sqm
✔️ Subdivision of an existing home into an additional self-contained unit
✔️ Easier dormer attic conversions
✔️ Larger garden offices, gyms and sheds (up to 30sqm)

These are the biggest proposed changes to exempted development rules in over 25 years and could create new opportunities for families, homeowners and multi-generational living.

But there are important conditions and limitations to understand before starting any project.
