New regulations came into effect in July 2026, introducing a number of important changes to what homeowners can do without applying for planning permission.
Some of the key changes include:
🔹 Larger house extensions – the maximum exempted floor area has increased to 45m²
🔹 Larger garden structures – the allowance has increased to 30m²
🔹 New exemptions for certain dormer extensions and rooflights
🔹 New rules allowing the subdivision of some existing houses into self-contained units
🔹 New opportunities for detached accommodation in rear gardens
🔹 Changes relating to external wall insulation, heat pumps, bicycle/bin storage and chimney removal
