Thank you Construction Industry Council (CIC) for organizing the MiC Design Workshop for our industry peers, where P&T was able to share our experience on the application of Modular Integrated Construction (MiC) and prefabrication technology in the construction of Chung Yuet Lau, Jat Min Chuen (乙明邨松悅樓) together with the project client, Hong Kong Housing Society (HKHS).

Chung Yuet Lau at Jat Min Chuen (乙明邨松悅樓) is Hong Kong’s first steel MiC elderly housing development. The 10-storey building comprises 64 age-friendly, barrier-free units, equipping with elderly friendly facilities.

As Architect and Structural Engineer of the project, we adopted a hybrid approach that combines steel MiC construction with in-situ concrete construction. This strategic integration of construction methods not only optimised the use of resources but also allowed for a more efficient and streamlined delivery process.

Technology and innovation constantly redefine how we design and respond to specific project needs. We are grateful for this opportunity to share our solution with industry peers, and we remain eager to further push the boundaries of architecture and construction.

The façade of Grab Headquarters in Singapore is shaped by movement.

Located within the one-north business district, the 42,300 sqm complex comprises two interconnected office blocks unified by a consistent architectural language.

Continuous horizontal bands follow the buildings’ rounded edges, while angled elements interrupt the regular window grid and create a sense of movement across the elevations. Blue glazing reflects the changing sky, contrasting with the silver-toned façade panels and darker framing elements.

Although the two blocks differ in scale and function, the shared façade treatment gives the headquarters a clear and recognisable identity across the development.

NEW METROPOLIS Mixed-use Development at Hanxi | Guangzhou, China

How can a high-density development feel open, connected and human in scale?
At NEW METROPOLIS, the design is organised around a multi-level public realm that brings together workplaces, homes, retail and community spaces.

Rather than treating the development as a collection of separate buildings, landscaped platforms, stepped terraces and pedestrian routes connect its different uses. Green spaces rise from the street and continue through the development, breaking down its overall scale and creating places for people to meet, move and spend time outdoors.

This approach transforms a complex transport-oriented development into a connected urban environment shaped around people, landscape and everyday life.

Dubai CommerCity | Dubai, UAE

At the heart of Dubai CommerCity’s office cluster is a network of shaded pedestrian routes inspired by the form of a wadi.

The buildings are arranged to create narrow passages that open into wider courtyards and shared spaces. Curved façades, varying building heights and changes in level generate shade throughout the day, creating a more protected environment for people moving between the buildings.

Bridges connect the offices above, while the paving, planting and warm material palette reinforce the sense of moving through a landscape carved over time.

More than a visual reference, the wadi became a way of organising the development around climate, movement and the experience of people at ground level.

28 Po Shan Road | Hong Kong

Set on a steep hillside in Hong Kong’s Mid-Levels, 28 Po Shan Road occupies a remarkable position between two contrasting landscapes: dense woodland behind and panoramic views across Victoria Harbour.

The architecture responds directly to this setting. Cascading terraces create a series of semi-outdoor spaces, while the building’s horizontal layers and curved glass façade soften its mass and open the residence towards the surrounding landscape.

More than 90% of its occupied spaces maintain a direct visual connection to the outdoors, creating a home that feels both secluded within the hillside and connected to the city beyond.

Connecting new homes with the landscape and history of Tengah. Plantation Acres is a public housing development comprising 1,193 homes within Singapore’s emerging Tengah town.

Its design draws from the strong, rectilinear patterns of the plantations that once occupied the site. Two clearly defined courtyards organise the development, creating shared spaces that recall the plantation villas of the past.

Along the northern edge, the multi-storey car park and socio-communal facilities form a buffer between the homes and the adjacent MRT viaduct. To the west, the precinct green connects directly with Tengah’s network of farmways, cycling routes, recreational spaces and linear parks.

Constructed using Prefabricated Prefinished Volumetric Construction (PPVC), the development also incorporates a centralised cooling system for its residential units.

Father Cucchiara Memorial School, designed by P&T, utilises fair-faced concrete Modular Integrated Construction (MiC) modules with a high degree of repetition to create a column-free and aesthetically beautiful learning space.

The total MiC construction floor area occupied approximately 28% of whole building and was adopted for 30 classrooms, 4 toilets and a pantry.

The project utilises MiC technology to deliver column-free teaching spaces that extend fluidly into the corridors. Positioned along the building perimeter, teaching clusters feature full-height glazing to promote spatial flexibility, accommodate diverse teaching methodologies and foster interaction.

Fair-faced concrete is adopted for the exterior classroom façade, which serves as a highly durable, self-finished material that minimises lifecycle resource consumption and long-term maintenance.

Standardised structural MiC units streamlines construction, ensures design consistency and establishes a cohesive aesthetic for the project.

We recently marked an important milestone for the new campus of YK Pao School Hong Kong, with the groundbreaking ceremony kicking off the next phase of the project.

As we look ahead to welcoming the first cohort of students in the coming fall, we're filled with a sense of purpose and quiet excitement. The campus is designed around the school's motto "Learning with joy, Living with purpose" a vision we've translated into architecture.

For us as an architectural team, this is the moment a project stops being a set of drawings and becomes a place. We can't wait to see it take shape and to imagine the lives that will unfold within it.

Construction is now in motion. More updates to come.
