A Professional Consultants Certificate (PCC) is a form that has been pre-approved by the Council of Mortgage Lenders (CML) to certify that a consultant has monitored the construction of a property and that they will remain liable to the owner, and any lenders, for a period of six years from completion of the property. The property will be inspected during the course of construction or conversion with a minimum of five inspections taking place starting from foundations up until completion. Why Is It Important? Lenders will generally only lend on a newly built (or newly converted) property where the property is covered by a warranty scheme (for example, NHBC warranty) or the Council of Mortgage Lenders Professional Consultant's Certificate (PCC). The PCC is for use by professional consultants when designing and/or monitoring the construction or conversion of residential buildings.

The answer is yes. CertiBuild structural warranties are accepted across the full UK mortgage lending market. That is not a shorthand for most lenders. It means the full market. We say it plainly because the uncertainty around this question causes real delays, and there is no reason for it.

If your completion date is coming up, booking your inspection now means we can get to you before your move-in date, not after it. Catching issues before completion, while the builder is still on site and obliged to fix them, is a much easier conversation than trying to get snags addressed once you've moved in.
