🏡 DID YOU KNOW? — You may not need planning permission for your outbuilding! 🇼🇸

Thinking about adding a garden room, home office, garage, shed or other outbuilding to your property in Wales?

Under Permitted Development Rights, some outbuildings can be built without making a full planning application — but there are important rules and restrictions to consider. 📐

For example:

✅ The building generally needs to be incidental to the enjoyment of your home
✅ There are restrictions on where an outbuilding can be positioned
✅ Height limits apply, particularly if the building is within 2 metres of a boundary
✅ The total area covered by additions and other buildings can be restricted
✅ Special rules can apply to conservation areas, National Parks, Areas of Outstanding Natural Beauty and listed buildings
✅ Permitted development rights may have been removed from your property, so it's important to check

⚠️ Don't assume that because it's a "garden room" or "shed", planning permission isn't required. The size, location, design and circumstances of the property can all make a difference.

🏡 Another project throwback!

We recently came across this property on Rightmove and it brought back some great memories.

A few years ago, we had the pleasure of completing the detailed drawings for this bespoke property in Kelsall, Cheshire for Ventura Developments .

It’s always rewarding to see a project you’ve worked on come to life — and even better to see how the finished house has been cared for and presented today.

Foxmoor House was designed as a modern family home, making the most of its private setting, with a distinctive character and carefully considered layout.

Seeing it now listed on Rightmove was a great reminder of the work that goes on behind the scenes to turn an idea into a finished home.

🏡 Two New Bungalows About to Hit the Market!
We’re delighted to see these two new bungalows nearing completion.

We were involved in the project from the technical design stage, completing the working drawings and assisting with the discharge of planning conditions, helping turn the approved proposals into these fantastic homes.

This one takes us back.

Blueprint completed the designs and obtained permissions several years ago for this dwelling that is now on the market in a small village just outside Ruthin.

A local developer brought the plans to life, creating a stunning home.
