We’re pleased to share the completion of The Wire in Warrington, a project we worked on for Residential Estates.

The refurbishment and alterations to the existing hotel achieved additional bedrooms, making better use of the available space and helping to maximise the property’s potential value.

It’s a great example of how thoughtful design can unlock the potential of an existing building.

Planning permission granted for another commercial gym project in Ruabon, Wrexham! 🏋️

Building on the success of our previous gym project, this large, multi-use facility will provide a new home for an existing small local gym, giving it room to grow.

With planning approval secured, we’re now working on the construction drawings to take the project into its next stage.

We were delighted to work with Wrexham Council and Cadarn Consulting Engineers on this interesting project at Pen-y-Bryn, Wrexham.

The scheme involved the complete demolition and reconstruction of the front section of the building, together with a brand-new shopfront. Planning permission was successfully secured within the required deadline, enabling the project to progress on schedule.

This technically engaging scheme required close collaboration and careful coordination throughout. A fantastic team effort and a great result for everyone involved.

🎉 TWO PLANNING APPROVALS! 🏡

A great day at HDS Architectural, with planning permission granted for two separate residential projects in Wrexham.

📍 Acton, Wrexham
Planning permission has been granted for a single-storey side extension to a semi-detached home, creating valuable additional space for our clients.

📍 Garth, Wrexham
Our second approval is for a much bigger transformation of an existing bungalow. The proposals involve removing the existing roof and constructing a new first floor, providing two additional bedrooms and a bathroom.

Two very different projects, but both show just how much potential there can be in an existing home.

Before ➡️ Proposed After

A simple rear extension can make a big difference.

This proposal in Wrexham replaces the conservatory with a single-storey, matching-brick extension. A lean-to tiled roof with two rooflights brings natural light deep into the new space, while full-height bi-fold doors create a much stronger connection between the house and garden.

The design uses materials that complement the existing property, helping the extension feel like a natural part of the home while giving the rear elevation a cleaner, more contemporary appearance.

🏡 Residential Transformation – Wrexham

A look back at a proposal for the transformation of an existing 1970s house on the outskirts of Wrexham.

The concept looked at how the original property could be completely reimagined to create a contemporary family home, while working with the potential of the existing building.

🏡 Do I Need Planning Permission for My Extension?

It’s one of the questions we’re asked most often — and the answer is:

Not necessarily.

Some home extensions and alterations can be carried out under Permitted Development rights, meaning a full planning application may not be required.

However, what you can build depends on several factors, including the size and position of the extension, the type of property, its location and whether previous alterations have already been made.

That’s why it’s worth understanding what’s possible before deciding exactly what your extension should look like.

Sometimes the best solution is achievable under Permitted Development. In other cases, a planning application can give you more freedom to create the home you really want.
