Like any reputable contractor RBS Contracts have seen a number of projects that have been done by so called contractor and we have then been asked to rectify. This causes delay and leads to higher costs.
If a contractor seems promising at first, there are certain warning signs that shouldn’t be ignored. If you’re serious about choosing the right professional, you need to be aware of the behaviours and practices that often lead to project delays, budget overruns, or outright disasters.
Vague or verbal-only estimates. If a contractor provides a quick figure with no written breakdown — or insists on giving only a verbal quote — proceed with extreme caution. A proper contractor should give you:
A written, itemised estimate, Labour and material cost separation, Estimated time frame for completion. These are basics, that any good contractor will provide as standard.
Reluctance to sign a formal contract. A contractor who avoids formal documentation might be trying to avoid accountability. Project’s, even a small ones, should include: A signed contract with terms and scope of work, a clear payment schedule (normally only for larger contacts) and dispute resolution terms.
No proof of insurance or credentials. A reputable contractor will be happy to show their insurance documents, qualifications, and trade body memberships. If they offer vague reassurances like “I’ve been doing this for years”, walk away.
At minimum, they should Public liability insurance, Construction-related certifications (e.g., NVQ, City & Guilds) and be members of a recognised trdae body.
Poor communication from day one. If they ignore your emails, show up late for site visits, or take days to return calls are giving you a preview of what’s to come. Clear, responsive communication is non-negotiable. The best contractors establish a clear channel of communication from the start, that continues through the entire project.
Pressure to pay upfront or in cash only. While small deposits are normal (typically 10–20%), any builder demanding full payment upfront should raise alarm bells. Worse still is a builder who insists on cash-only deals with no paper trail. Though these tend to be only on smaller household projects. If they’re serious professionals, they’ll: Offer staged payments based on project milestones, provide invoices for all payments.
