If you're lucky enough to have a Grade II listed building full of character features, you'll know that any works carried out require Listed Building Consent (LBC) for most structural, exterior, and significant interior alterations.

MB Architecture were appointed to modify elements added to the building since it was first built.

We proposed multiple options, first discussing and sketching ideas before putting together an accurate representation of the building for the heritage officer to approve.

The works have since been approved, built and finished to a very high standard whilst maintaining the classic sense of style and proportion of the property!

FAQ: Will I get planning permission?

This is possibly THE most frequently asked question we get from single-story extensions to large-scale multi-dwelling projects.

The answer is never guaranteed, but you can increase your chances!

At MB Architecture, we start every project with an in-depth evaluation to determine whether a proposed building project is practical, financially viable, and compliant with planning regulations.

When this young family contacted us, they were struggling with the layout and space of this 90s-built property. The kitchen was in a small room at the front of the property, and the living room was used to access the second reception room at the back.

The MB Architecture team developed a set of design proposals that enabled the ground floor to be reconfigured and extended.

One of the most common questions we get asked is how much will my self-build project cost?

This depends on two things:
🌱 The price of land
🧱 The price of the build

The price of land is usually known as the residual land value. This is the Gross Development Value of the proposed project minus all costs and required profit. The residual figure is the land value.

The price of the build is more predictable, depending on construction methods, the site's difficulty, and the design's complexity!

Land without planning permission should be significantly cheaper than land with planning permission.

Either way, it is beneficial to consult with an Architectural firm (such as ourselves) before buying the land!
