A key stage in this loft conversion yesterday, with the structural steels craned into position and the build moving firmly into its next phase.

As a full design to build project, there is a huge amount of coordination behind a day like this. That includes working with our expert teams, planning access and deliveries, informing neighbours, checking weather conditions, managing health and safety and making sure everything is ready on site before the lift takes place.

It is all part of keeping this project moving safely and smoothly from one stage to the next.

Two quotations for the same renovation or extension can look very different on paper.

Often, that’s because they aren’t actually allowing for exactly the same scope.

One quotation might include elements that another treats as extras. Product allowances may differ. The level of finish may be different. Some costs may be fixed, while others are provisional.

So when comparing quotations, it’s worth looking beyond the final figure.

What is included?
What has been excluded?
What specification has been allowed for?
Are there provisional sums?
How will any changes be handled during the project?

A lower starting figure doesn’t always mean a lower final project cost.

What matters is understanding exactly what sits behind the number, so you can make a genuine comparison.

A kitchen installation doesn’t really begin when the units arrive.

By that point, a huge number of vital decisions should already have been made.

Electrical positions, plumbing, flooring, lighting, appliances, ventilation, wall preparation, deliveries and worktop templating all need to work together.

At Exact Design & Build, this is where our project management really matters. We coordinate each stage, making sure the right decisions are made at the right time and that everything is ready for the next trade to come in.

It’s about having one team overseeing the detail, the sequencing and the moving parts from concept through to completion.

It isn’t always the most visible part of a renovation, but it can make all the difference between a project that runs smoothly and one that becomes unnecessarily complicated.

The finished photographs are always the easy part to share 📸

What they don’t show is everything that has happened behind the scenes to get a project to that point.

From coordinating designers, engineers and trades, through to scheduling, deliveries, product choices, Building Control and the inevitable problem solving along the way, our role is to keep the whole project moving and take that coordination hassle away from our clients.

For us, a successful project isn’t only about how it looks at the end. It’s about how it has been managed from the beginning.
