This chimney has failing pointing and poorly fitted lead flashing.

🚨 Chimney defects: Small issues today, costly repairs tomorrow

This chimney highlights two common defects we regularly identify during building inspections:

🧱 Deteriorated mortar joints (failed pointing) – Weathered and eroded mortar allows moisture to pe*****te the chimney stack, accelerating masonry decay and increasing the risk of frost damage.

πŸ”¨ Defective lead flashing – The lead flashing has lifted and is poorly dressed against the roof covering, creating a vulnerable point where rainwater can enter the roof structure and cause hidden damage.

At Viking Surveyors, we always report Japanese Knotweed when we see it, it is worth noting that the guidance provided by the RICS is that surveyors are not under any obligation to provide advice on the presence of or the management of such plants. On of our surveyors spotted this patch of knotweed during an inspection earlier this year.

However, it’s important to understand the facts β€” not the myths.

The effects of Japanese Knotweed have been greatly exaggerated in the media and by lenders over the years. While it can spread and cause localised structural damage, it’s nowhere near as destructive as it’s often portrayed.

In fact, plants such as Buddleia, which aren’t classed as invasive, can cause significantly worse damage in many situations.

The good news is that lender attitudes and surveyor guidance have softened in recent years.

If knotweed is suspected or known to be a problem in your area, the right approach is to commission a suitably qualified horticultural specialist to confirm identification and prepare a management plan if needed.

It’s also important to remember that knotweed may not be visible during winter months and can easily be cut back before inspection β€” so if the property is in an affected area, a horticultural inspection remains essential.

We also recommend asking your legal advisor to check whether knotweed has ever been reported locally before you proceed with your purchase.

At Viking Surveyors, we regularly uncover issues like this during our building surveys.

What you’re looking at here is spray foam insulation applied directly to the underside of the roof covering.

Although often marketed as a quick and efficient way to improve energy performance, this material can be hugely damaging to roof structures.

βœ… It traps moisture against the timbers, leading to decay and hidden rot.
βœ… It prevents proper inspection of the roof covering and structure.
βœ… It can alter the load on roof members.
🚫 And crucially, many mortgage lenders refuse to lend on properties with this form of insulation unless it is professionally removed and the roof structure verified as sound.

We always give our clients clear, evidence-based advice about issues like this – because knowing what’s really above your ceiling can save you thousands of pounds and a great deal of stress.

We recently came across this colony of honey bees nesting in a vent grille during a routine inspection. While bees are vital to the ecosystem, their presence in buildings can cause long-term structural and maintenance issues if left unchecked.
