There are a few things we should probably say sorry for.

We ask a lot of questions at the start, because a home office, a gym and a guest room each need different heating, power and light. We also won't use cheap cladding or skip groundwork that nobody will ever see once the room is finished.

We see this a lot on site. Someone has had a garden room that looked fine for a year or two, and then the cold or the damp got in because those parts were rushed. Every room we build has to last decades through Lakeland winters, so we build the parts you can't see as carefully as the parts you can.

Almost every garden we visit has one, a forgotten patch where an old shed sits or the grass never quite grows.

This guest house started out exactly like that, it’s now a fully insulated, self-contained garden room that’s as comfortable in a Lakeland January as it is in July, which matters when your guests expect the same comfort they’d get from a good hotel.

One thing we’ve learned over the years is that a guest house only works as an investment if it’s built properly from day one. If you’re planning to let it out, the spec, building regs and finish all change, so it’s worth telling your builder right at the start.

The best time to get your garden room is autumn. Here's why…

Most people start thinking about a garden room in spring, but we reckon they really come into their own in autumn. As the seasons change, ours are fully insulated and heated, so you can use them all year round.

A garden room gym means no early morning commute to the gym in the dark. A garden room office is cosy, you can hear the rain on the roof while you work, take in the garden views, and have a separate space away from the main house. Or maybe an art studio, where you can take inspiration from the autumn colours outside and get lost in your work.

Plus you might even have it ready in time for Christmas 🎄
