PROJECT SPOTLIGHT | WEYMOUTH SEAFRONT 🌊
45 New Street - Fisher Design Studio.
It’s been a while since we’ve posted, so we thought we should share some of what the team at Watson Locke has been up to..
This project was designed by Fisher Design Studio and is located on Weymouth seafront.
This was a major conversion and structural transformation of an existing commercial property. The original three-storey building was completely remodelled, protecting the ground floor shop, while creating six new apartments above.
An extensive alteration to the roof structure allowed us to add a new fourth storey, incorporating a further two apartments.
With a live commercial operation immediately below us, this was a particularly complex project requiring careful planning, sequencing and coordination throughout.
The works included:
🔹 Installation of spliced 10-metre-long steel beams to support the new fourth-floor roof structure
🔹 Construction of the new roof extension to create two additional apartments
🔹 Extensive demolition and alteration of existing internal brickwork to create new layouts and spaces
🔹 Formation of new openings within the existing brickwork for windows overlooking the sea
🔹 Complex structural works to the existing terracotta bay windows, incorporating new purpose-made painted hardwood windows
🔹 Extensive new structural steelwork supporting floors and walls
🔹 Removal of existing staircases and formation of new internal arrangements
🔹 Extensive timber treatment to address wet rot, dry rot and insect infestation
🔹 Damp-proofing works throughout
🔹 Complete new mechanical, electrical and sprinkler installations
🔹 New internal carpentry and plasterwork throughout
🔹 New kitchens and bathrooms
🔹 Complete decoration and new floor finishes
Externally, the new extension was finished in Antique White Ecorend render, complementing the existing building and its prominent seafront position.
This was a project that required a huge amount of planning, coordination and attention to detail.
