Full re-roof on a bungalow in Hawarden.
The original roof had no breathable membrane, just perished felt that had gone brittle and torn. Once you're at that stage there's nothing between the tiles and the loft, and patching it is money down the drain.
Stripped the lot. New timbers over the extension, Cromar Vent3 Pro membrane, fully re-battened, and finished in Marley Edgemere Duo interlocking tiles in grey. New fascias, soffits and guttering all round, and a dry ridge system so there's no mortar sat up there waiting to crack.
If your roof is the same age and you've never seen what's under the tiles, it's worth a look before winter. Free inspection, no obligation.

Now's the time to look at your roof โ€” not in November when it's blowing a gale.

Every year it's the same. First proper storm comes through and the phone starts going for the same handful of problems, most of which were visible weeks earlier from the ground.

Here's what to look for. Stand in the garden with your phone camera zoomed in:

RIDGE TILES โ€” any sitting unevenly, or mortar that's cracked, hollow or missing. Loose ridge mortar is one of the most common things we get called to.

SLIPPED OR MISSING TILES/SLATES โ€” check the valleys and the edges especially.

GUTTERS โ€” sagging, plants growing out of them, or staining running down the wall underneath. That staining usually means it's been overflowing quietly all summer.

FLAT ROOFS โ€” pooling water, splits, blistering, or lifting edges around the trims.

CHIMNEY โ€” cracked flaunching, crumbling brickwork, lead flashing lifting away from the stack.

LOFT โ€” go up on a bright day with the light off. Daylight where there shouldn't be any tells you plenty.

Flat roof transformation in Hawarden, Flintshire ๐Ÿ 
Completed December 2025
This one needed more than a patch-up. The existing GRP roof was in a bad way โ€” and whoever did it before had fitted two actual house windows as skylights. A proper botch job.
So we stripped it right back to the joists and started again:
โœ… New 18mm OSB3 decking
โœ… EPDM rubber, fully bonded with contact adhesive
โœ… Purpose-built upstands for two new flat skylights
โœ… All corners primed and form-flashed
โœ… Two new skylights installed (80kg each โ€” no small lift!)
โœ… New dry ridge system where the roof was opened up
The result? A flat roof the customer doesnt have to worry about anymore.

Another roof completed by Liam at LSE Roofing ๐Ÿ”จ

This job involved putting right a number of issues with the existing roofing work and then carrying out the necessary improvements to leave the customer with a properly finished, low-maintenance roof.

๐Ÿ”ด Failed rubber roof system
The existing rubber roof system had been installed incorrectly, which had resulted in the system failing. The roof got stripped back, new 18mm osb3 boards installed, firestone rubbercover glued down using firestone contact adhesive and the correct formflash and joint tape used with firestone primer. Finished off nicely with a black metal edge trim.

๐Ÿ”ต Ridge system upgrade
The existing mortar-bedded ridge tiles were removed and replaced with a dry-fixed ridge system secured with 125mm screws, they wont be coming off in the wind!

The benefits of dry fixing include:
โœ… No reliance on mortar
โœ… No regular mortar maintenance
โœ… Much less risk of cracked or failed bedding
โœ… A secure mechanical fixing system
โœ… Long-term peace of mind for the customer

๐ŸŸข Felt support trays
The roof was also missing the necessary felt support trays at the eaves.

These are important because they support the roofing membrane and prevent the felt from sagging behind the fascia, helping to ensure that any water running down the membrane is correctly directed into the guttering rather than potentially getting behind the fascia or into the roof structure.

I installed the felt support trays tobthe front of the property where this had been an issue.
