A new sports pavilion. A new focal point for the Mindenhurst community.

We’re proud to share the story behind Modulek’s latest completed project for Skanska at Deepcut Barracks, delivered as part of the wider regeneration of the former Princess Royal Barracks into a new community for more than 2,800 residents.

The new permanent sports pavilion forms part of the Mindenhurst Sports Hub and provides modern changing rooms, washroom facilities and a spacious social and function area alongside a wide range of sporting amenities.

This was a technically demanding project too. The building was delivered using 11 factory-manufactured modules, installed with a 150-tonne crane in a challenging site environment with no permanent services available. The integrated canopy includes cantilevered overhangs of up to five metres, helping create a distinctive architectural finish that moves well beyond traditional perceptions of modular construction.

The project also achieved BREEAM Very Good and incorporates extensive rooftop solar PV, combining programme certainty with long-term environmental performance.

Chinthurst School’s new Art & Drama Studio is now up and operational.

It’s fantastic to see the finished building in use and, importantly, looking completely at home within the school’s existing grounds.

The new space has been designed to provide pupils with a dedicated environment for creativity, performance and learning, while the external appearance helps the building sit naturally alongside its surroundings.

We’re really pleased with how this project has turned out and hope the pupils and staff at Chinthurst School enjoy making the most of their new Art & Drama Studio for many years to come.

Day one at the Holiday & Leisure Park Development Forum, and we’re already enjoying a packed schedule of meetings.

It’s always a valuable event because the conversations are so focused. Operators arrive with real plans, real challenges and real opportunities to grow their parks.

A fantastic first day at Training Ground Guru Live. ⚽

We’re having some brilliant conversations with industry leaders from across elite football, discussing the challenges clubs are facing and how Modulek can help deliver the facilities they need.

From training pavilions and changing facilities to gyms, medical spaces, dining areas and performance environments, every club has different requirements.

And when the time comes to build, offsite construction allows much of the work to take place away from the training ground, helping facilities move forward quickly while minimising disruption to players, staff and day-to-day operations.

Case Study: Chives Café, Marlow

A growing business park needed more than somewhere to grab a coffee.

It needed a stylish café, a central meeting point for businesses across the site and a space that could be delivered without creating significant disruption for the people already working there.

Modulek became involved right from the concept stage, developing the initial design around both the client’s brief and the existing business park environment, before also managing the planning application on their behalf.
That early involvement meant the building could be designed around the outcome from the start — rather than developing a design first and considering how to deliver it later.

A complete turnkey solution followed, including the internal fit-out and specialist kitchen equipment. Within just six weeks, the bespoke café building was on site, finished with Thermowood timber cladding and a warm, contemporary interior.

It’s a great example of how hybrid construction can create commercial spaces that are quick to deliver without looking or feeling like a compromise.

One month to go until Healthcare Estates 2026.

Not long now.

Handover at King’s School, Macclesfield is imminent, and we couldn’t be more pleased with how this project has turned out.

Those who have followed the progress will have seen it develop from modules arriving on site, through balconies and external finishes, to the impressive school building you see today.

What makes the project particularly interesting is where it started.

The original scheme was designed as a traditional build before being value engineered into a modular solution. By looking at the project through the lens of buildability and delivery, we were able to retain the quality and architectural intent while finding a different route to construction.
