We’re pleased to share this visualisation of our proposals for a coastal home in St Mawes — and given the recent weather, the swimming pool is looking particularly appealing.

CAD Architects have led the architectural design and planning submission for a considered scheme of extensions, internal alterations, external landscape works, a new outdoor swimming pool and pool house.

The design reimagines the existing property as a contemporary coastal home, while retaining a clear relationship with its traditional character and sensitive setting. The proposals respond carefully to the site’s natural levels, setting the pool house into the landscape to reduce its visual presence and allowing the garden terraces to step naturally towards the water.

A refined palette of natural stone, slate, render and timber cladding helps the new elements sit comfortably alongside the original building. The landscape proposals further reinforce the coastal character of the site, with robust natural materials and planting selected for resilience, biodiversity and long-term sustainability.

The result is a high-quality, energy-conscious family home which balances contemporary design with respect for its surroundings, protecting key views, neighbouring amenity and the distinctive character of this part of Cornwall.

With this utility room we had a refreshingly simple brief: make it work beautifully - and make it white.

This bright space shows how even the most practical rooms in a home can be carefully considered. Generous windows, built-in seating, concealed storage and a clean run of cabinetry turn a hardworking utility room into a space that feels composed rather than purely functional.

The all-white palette keeps the room fresh, open and quietly elegant, with brass details adding just enough warmth to stop it feeling too serious. Practical, polished and unapologetically white - sometimes a restrained design can make a real statement.

Well-designed homes are not just about the principal rooms but can be defined by their everyday spaces too.

A completed coastal home in St Mawes, showing how thoughtful design can continue to sit comfortably in its setting years after completion.

This photograph captures the dwelling set into a steep coastal site, with its slate roofline, planted foreground and wide views across the water. The design was developed to make the most of the outlook while reducing visual impact from the road and surrounding area.

The project replaced an existing dated bungalow with a high-quality, energy-efficient home designed around contemporary open-plan living, improved accessibility and a strong connection to the coastal landscape.

Careful attention was given to the building’s form, roofscape, materials, levels and landscaping, helping the home respond to its prominent seaward position while maintaining a respectful relationship with neighbouring properties and the wider AONB context.

Some projects are best judged over time. Several years on, this home remains a strong example of how architecture can unlock a challenging coastal plot without overpowering the landscape.

Set above the water in St Mawes, this coastal home brings architecture, landscape and sea views together.

This swimming pool terrace was designed to make the most of a remarkable setting, creating a usable and beautifully positioned outdoor space overlooking the sea.

Our work helped transform the garden into a place for relaxation and entertaining, carefully resolving levels, access, privacy, materials and planning context on a challenging coastal site within a Conservation Area and AONB.

The pool creates a space that feels natural to the property, connects the house to its views, and enhances everyday living.

Coastal homes, sloping sites and sensitive planning constraints all require thoughtful, place-led design in order to unlock their full potential.

Designed in close collaboration with , as part of a process of general refurbishment works , we were able to reimagine the changing rooms and toilet facilities within one of Cornwall’s most scenic parkland golf courses; creating a contemporary, comfortable, and accessible experience for both members and visitors alike.

The brief focused on modernising the existing male toilets and changing facilities while improving privacy, safeguarding, and inclusivity throughout the clubhouse. A refined material palette, inspired by the club’s identity, establishes a cohesive interior language through rich-toned joinery, warm finishes, and soft layered lighting, resulting in a calm and welcoming atmosphere.

Bespoke locker systems by and carefully considered spatial planning maximise both functionality and privacy. The refurbishment also included a complete overhaul of the existing washroom facilities, alongside the introduction of a new fully accessible toilet, both supplied by Bushboard Washrooms, revitalising the space and ensuring comfort and practicality in tandem.

Through a close and collaborative design process, the scheme was carefully tailored to the operational needs of the club while remaining sensitive to the character and landscape of its rich heritage and unique countryside setting.

Set on the coast in St Mawes, this new-build home was designed to respond directly to its setting, framing long views to the sea while creating moments of shelter and intimacy within the garden.

Our role as architects was to shape both the architecture of the building and its relationship to the landscape. The form steps and opens strategically, allowing upper-level terraces to capture views, while more grounded spaces below connect directly to the planting and textures of the garden.

This covered terrace sits at the heart of that relationship. Beneath it, we introduced a suspended timber bench - an intentionally playful intervention within an otherwise calm, ordered composition. The swing bench encourages a slower occupation of the space, offering a different way to experience both the garden and the distant horizon beyond.

The overhangs and openings were carefully proportioned to frame views and provide shelter.

The result is a home that balances openness with enclosure. This simple seat becomes an invitation to pause and engage with its surroundings.

We’re pleased to have worked collaboratively with CAD Planning to secure planning approval for this scheme in Trenoweth, near Mabe.

This project is a great example of how a clear planning strategy can unlock the right outcome for our clients.

We initially secured approval for the conversion of an existing agricultural building to a dwelling. This formed a strong fallback position, allowing us to justify a subsequent full application for the home our clients truly wanted. During the application process, we also worked proactively with the Parish Council, amending the scheme to address their concerns regarding the use of external materials.

The result is a carefully considered replacement dwelling that responds to its rural setting while delivering a high-quality contemporary design.

In our clients’ words: “Fabulous news today, thank you so much for all your hard work, patience and guidance to get us over the line.”

We’re really pleased with how this has progressed and are looking forward to seeing the scheme move onto site.

Set against the dramatic coastline of Cornwall, this project involved the careful adaptation of an existing listed building, where preserving the character and authenticity of the original structure was central to the design approach.

Working closely and intimately with our colleagues at CAD Heritage, we developed a sensitive scheme that allowed the building to evolve while fully respecting its historic significance.

One key feature of the project is the arched opening, carefully formed using existing reclaimed stone from the building itself. The arch was then painted to match the rest of the structure, ensuring the new work sits seamlessly within the original fabric of the property.

For the client, the aim was to adapt the building for modern use while safeguarding its heritage. Achieving this required a thoughtful balance between design intervention and conservation — ensuring the architectural language of the building remained authentic.

Projects like this demonstrate how sensitive architectural design and heritage expertise can work together to preserve the character of historic buildings while enabling them to continue to be enjoyed for generations to come.
