NHB Architectural Services Your vision, your dream, your design brief our expertise, guidance and design flare. Architectural firm established in 1985.

We can assist from the initial site meeting through to completion and sign off. NHB Architectural Services became established by Nigel Bush, the Proprietor, in 1985. We have completed over 3000 jobs, anything you can think of and we've probably designed it! Since 1985 the company has expanded into a small team. We are passionate about architecture and understand what it takes to achieve good design. We can design want YOU want and guide you in order to achieve planning approval, or if you have a completely blank canvas we will provide you with inspiring designs which we will tailor to you. We are highly knowledgeable in building regulations therefore understand the nuts and bolts of putting a building together, it's not just about the pretty pictures! We work alongside and help Contractors whenever possible to deliver projects. Our team has a broad amount of experience which ensures a balanced and thorough job, our prices are very competitive and because we are not Architects our fees are based on an estimate of time taken to complete the project rather than a % on the build cost.

Another new build project complete in Cubert! We came on-board after planning permission had already been granted, preparing the building regulations drawings and an overheating assessment to help turn the approved plans into this beautiful timber clad family home, plus a detached double garage with annexe space above. If you have got planning permission sorted and need a team to carry your project through to building regs, give us a call on 01872 870888 or email [email protected], we would love to help. When our client came home to find only the ground floor walls of his cottage near Tregony still standing, he had a big decision to make. Rather than patch things back together, he chose to start afresh with a brand new, energy efficient family home, complete with solar panels, rainwater harvesting and even a bat access tile, owl box and bee bricks for the local wildlife. We loved being part of this one from planning right through to completion. Living by the Cornish coast is something special β€” but let's be honest, our buildings take a real battering! 🌊

Wind, salt air, driving rain... they all test a building over time. And that's exactly why good design here is about so much more than choosing lovely materials (though we do love those too!).

At NHB, we spend a lot of time thinking about the details you don't always notice β€” things like properly considered flashings, corrosion-resistant fixings, clear ventilation, and hard-wearing finishes that can genuinely cope with an exposed spot. Getting these right from the start makes a huge difference. It helps protect the building, cuts down on weather-related headaches, and means less maintenance for you down the line.

Whether you're dreaming up a new home, planning an extension, taking on a refurbishment, a barn conversion, or an agricultural build, we shape our drawings around your site β€” its exposure, the local planning picture, and how it'll actually be built.

After years of working across Cornwall, we've learned that the small choices often make the biggest difference to how comfortable and reliable a building feels for years to come.

Thinking about a project in an exposed spot? We'd love to chat it through with you.

Loved this summer's sunshine but not the heat it brought into your conservatory or garden room? You're not alone β€” record-breaking temperatures left a lot of Cornwall's big-windowed homes feeling more like greenhouses than living rooms this year.

The good news is you don't have to choose between your view and staying cool. In our latest blog we explain what a β€˜g-value’ is and how the right glazing can make a real difference on the next hot day.

Have a read and let us know your thoughts in the comments β€” we love hearing how you're getting on with your homes!

Carnon Downs has two lovely neighbours we're only just sharing! Back in 2023, we worked with local clients to replace a tired old bungalow with a stylish pair of semi detached homes, complete with off road parking, garden space and solar panels. Looking back, it's still satisfying to see how closely the CGI visuals we produced along the way matched the finished houses. Curious how it all came together? Conversion and extension of a former Listed stable block into a self-contained annexe.

Swipe to see the transformation.

Our clients wanted to downsize from their larger property while remaining close to their family. An existing two-storey stable block presented the ideal opportunity to create a comfortable, self-contained annexe.

NHB developed a sympathetic design that carefully responds to the building's curtilage-listed status and retains its existing character and architectural features. The layout was designed to ensure that both the ground and first floors are accessible.

We provided a comprehensive service, including planning and listed building applications, Building Regulations submissions and liaison with the Local Authority. We also coordinated the supporting documentation required from our trusted network of specialist consultants.

Ever wondered why some architectural drawings just click while others leave you scratching your head?

Here's a little insight into how we think about visuals at NHB Architectural Services.

Good visuals aren't just about looking pretty (though we do love a striking image!). They're about showing the right thing at the right moment.

Sometimes that means an exterior hero shot β€” perfect for seeing how a building sits within its Cornish surroundings. The shape, the materials, the roof, how it fits alongside the neighbours. These are brilliant for planning conversations, chatting things through with folk next door, or marketing a scheme.

Other times, it's all about stepping inside. Interior views help you feel how a space will actually work day to day β€” the light, the layout, how the rooms flow together. They're a great way to test where the sun falls and how comfortable a home will really be.

And in both? Light is everything.

We build our 3D visualisations around real Cornish light and orientation β€” not generic, off-the-shelf effects. So what you see is honest, but still genuinely lovely to look at.

Just as importantly, our visuals are matched up with proper, regulation-ready drawings. Windows, roof angles, shading, layouts β€” it all lines up with the wider design. Which means what you see really can be built. No nasty surprises down the line.

Ever spent your day dodging machinery, moving stock and trying to get jobs done in a farmyard that just doesn't flow? You're not alone and it doesn't have to be that way.

A well-thought-out layout makes all the difference. When your yard is designed around how you actually work, everything gets easier: vehicles and livestock aren't fighting for the same space, daily routines run smoother, and most importantly, it's a whole lot safer for everyone.

At NHB, we've been helping farms across Cornwall get this right for years. Right from the start, we think about the practical stuff that really matters day-to-day:

🚜 Turning space and access points
πŸ„ Pen layouts and feeding routes
πŸšͺ Door widths and sightlines
πŸ’§ Drainage that actually works
🌀️ Good ventilation and natural light for healthier, more comfortable buildings

We'll even put together a simple diagram showing how movement through your yard and buildings is meant to work – it makes everything so much easier to picture before a single thing gets built. Handy whether you're planning a livestock shed, equestrian facilities, a machinery store, or just looking to upgrade what you've already got.

Thinking about a project on your farm? We'd love to hear what you've got in mind. Drop your questions in the comments, or get in touch for a chat about a layout that suits your site:

Getting a Cornwall planning application right first time isn't down to luck. It comes down to validation-ready drawings from day one. Our new blog walks through exactly what Cornwall Council looks for at validation, from accurate mapping to AONB, mining legacy, and drainage considerations, plus the best time of year to submit.
