Here's the before & after of our last patio job in Dawlish. Removing the shed and levelling the ground was the first step, then we built up the ground level so that the customer could seamlessly step from his kitchen, out onto the patio without stepping down too far.

A good choice to build a patio between the kitchen and garage doors, saves the muddy footprints transferring between buildings in our lovely British weather... ☔ And stops muddy paw prints too! 🐾

Last month we started work on a new patio for a lovely chap in Dawlish, who was looking after a fearless monster defending the home. He may look cute, but this little guy did not like us working in his new garden!

🔨 Things you learn after years of working on Devon houses...

1. Nothing is ever quite square.
2. "It should be a quick job" are dangerous words.
3. If you take something off a wall and think 'that's odd', there's usually something even odder behind it.
4. At some point in the property's history, someone has almost certainly said "that'll do" when it very much wouldn't.
5. Older houses will fight you every step of the way... and then somehow end up being some of the most satisfying jobs to work on.

It's probably why Pete enjoys the variety so much. One week it can be a modern bathroom, the next landscaping or a porch, and then you're working out how to sensitively restore part of a Grade II listed cottage that's been standing for a couple of hundred years.

Never boring, we'll give it that. 😂 There's no time to be bored when the house floods!

🇸🇪 Throwback to this time last year…
We were in Sweden, where Pete was born and grew up, and paid a visit to the incredible Vasa Museum in Stockholm.

For anyone who hasn’t been, the Vasa was a Swedish warship that sank on its maiden voyage in 1628 - and remained beneath the water for 333 years before being raised in 1961. Amazingly, around 98% of the ship you see today is original.

It’s a pretty spectacular example of what can be achieved when the aim is to preserve, repair and restore rather than simply replace.

Obviously, restoring a 17th-century warship is slightly beyond our usual remit 😂, but it’s something we can definitely appreciate. We’ve had the privilege of working on some beautiful older and Grade II listed properties ourselves, where keeping the character and history of the building is every bit as important as the work you’re doing to it.

We do love a good restoration project. 🔨🏡

And if you ever find yourself in Stockholm, the Vasa Museum is absolutely worth a visit!

This patio in Torquay was in a bit of a sorry state... It was tired, cracked, and kinda stained. (Pete may have forgotten to take the actual before photo but you can see near the door what we were working with!)

Pete worked his magic, and rebuilt it with sand-coloured porcelain with a proper gloss finish. The kind of job that makes the whole outside space feel about three grades more expensive without being overly pretentious!

Not every job needs to be a full renovation to make a massive difference. This is one of our favourite 'small but mighty' transformations from this year. 😍

Sometimes it’s the smaller transformations that make the biggest difference. 🔨🏡

This little space under the stairs was… interesting. 😅 An arched opening, some rather unusual shelves and a lot of space that wasn’t really doing anything useful.

So we gave it a rethink. We removed the arch and old shelving, squared everything up to give it a much cleaner, more contemporary shape, then created a bespoke storage bench underneath. Tongue-and-groove panelling and a fresh coat of paint finished the space and tied it into the rest of the hallway.

While we were there, we continued the panelling through the hall and fitted a new internal door, so rather than the understairs area looking like an awkward leftover space, it now feels like it was always designed to be part of the room. Much smarter. Much more useful. And considerably fewer weird little shelves. 😂

Got an awkward corner, alcove or bit of dead space in your home? Sometimes you don’t need more square footage, you just need to make better use of what you already have.

We’ve been helping create something pretty exciting in Newton Abbot… 👀🔨

Over the last few weeks, Devon Property Experts has been getting stuck into the renovation of the new Ink & Ivory salon - a huge new space bringing tattooing, piercing, nails, beauty and aesthetics together under one roof, with even more planned for the future.

It’s the vision of our friend Kayleigh, owner of Purenailz and Aesthetics and Luna Piercing - Newton Abbot who, together with her partner, has taken on premises around four times the size of her existing salon and is turning it into something seriously impressive.

This hasn't just been a lick of paint and a new sign. 😅
Pete was asked to get involved to help turn the space into something that actually works for all the different businesses and treatments that will operate from it. We’ve been knocking walls down, building new ones, creating individual treatment and working zones, installing specialist bifold doors, as well as plenty of filling, sanding, decorating and all the other jobs that come with transforming a commercial space.

When the doors open, Ink & Ivory Studio will be home to Kayleigh’s own brands alongside three other tattoo artists, additional nail techs, beauty practitioners and an aesthetics nurse, with hairdressing also planned further down the line. Basically, a bit of a beauty and body-art powerhouse for Newton Abbot. 💅🏼🖤

They officially open for business on Monday, with the big launch event coming on 17th October - and we can’t wait to see the finished space full of people rather than tools, dust sheets and filler! 😂

It’s been a brilliant local project to be part of and we’re very proud to have helped Kayleigh and Lee turn the vision into reality.

Saturday well spent at Build It Live 👷‍♂️🏠

We headed over to Build It Live at Westpoint Exeter on Saturday for a wander around and a nose at what’s new in the world of building, renovating and self-build.

There was plenty to get us talking, different build systems, timber frames, glazing, insulation, heating and renewable tech, new materials and some very clever solutions for renovations and extensions. Safe to say, we came away with a few ideas… some more expensive than others. 😂

There were also many dogs in attendance, two of whom were extremely cute and required our immediate attention. 🐶🐶 So all in all, a very productive day.😂
