Hello everyone.

I am after a bit of advice on how best to finish this stone wall.

For context the whole wall has been specially soft washed as it has a fair bit of growth.

The stone on the gables at the top is quite soft (slate) as per the image. The lower stone is relatively hard. All the pointing is the traditional lime and fairly soft as it be expected.

Is repointing my only option? As it's about 180m2 and with small stone will be very expensive and time consuming.

Another option is spot pointing deep areas and lime washing, but I am concerned that it will look bag after a few years especially in the softer stone areas.

Somone also mentioned Facade cream but it must be breathable and not change the appearance too much.

I definitely need to point the top level but this will flash considerably? Or would it weather in fairly quickly.

Any help would be much appreciated with beer tokens sent via post 😂

Excellent progress this week on the Dartmoor Dental project.

Extensive repairs to the roof from fire damage. This highlights how much fire can travel through a building as in the Heritage Statement it was identified that the fire occured in the rear section of roof but the most notorious damage has been found in the front, signifying that there must have been flammable materials in this area of roof.

Luckily this meant we could provide a new flat surface for the solar panels to be installed.

Now onto the parapet framework.

Specialist structural repairs undertaken by Target Structural at Dartmoor Dental.

Excellent service from Carleton Lawman. As with any project initial proposals can change and once the scaffold was in place we arranged a site meeting to review whether the initial proposals were accurate. On this occasion we found the works to the chimney were more than initially forecast and the works to the front facade reduced considerably. This resulted in an overall saving.

It is so important to have contractors and specialists that provide reliable and honest information / advice.

Images show how we are using target fixings/bars to fully wrap the two exposed stone chimneys and tie them together due to separation of stonework in chimney stacks, which was caused by thin stonework tying the individual chimney flues together.

We have been very busy recently pricing projects (alongside overseeing projects).

Pricing:

1. Toilet installation at a church. Contractor successful in application.
2. Complicated extension involving retained concrete walls. Contractor successful in application.
3. Bespoke Nudura new build. Contractor at stage 2 negotiations.
4. Timber frame energy efficient new build involving the demolition of an existing building containing lost of asbestos.
5. Loft conversion and structural alterations.
6. Extension and external remodelling.
7. Feasibility study for a complicated scheme.

Appreciate all the clients I work with and it's great to see projects getting to contract stage.

DARTMOOR DENTAL PROJECT UNDERWAY

Scaffold er****on is always a key early milestone for any project manager on a refurbishment project, why?

Because it enables the opportunity to carefully assess the schedule of work for accuracy to review and amend any proposals. It also enables the opportunity to validate any Provisional Sums and inform clients of any potential findings and possible cost changes.

On this project we found a few surprises which will add cost and a few that will change the scope of work and reduce cost.

Next key milestone will be when we start stripping works.

The key to effective project management is early planning to get an accurate initial tender, but then an onsite review of Provisional Sums to establish costs at early stages means you can minimise risk and establish more fixed costs. Leaving provisional sums and reviewing them on completion rarely works for me as it is then open to extra cost.

Back at Plymouth University assessing year one student presentations on behalf of the CIOB. 20 years after my year one presentations, it was surreal and felt like going back in time.

Some great presentations and keen students in what is always a tough day (especially the first time), which gives me hope for the future of the industry.

It is always nice to try and give back to the industry that has given much to me.

Sadly I didn't get to visit the SU after the presentations and 'celebrate' getting it done!

Variation Orders and Extras!!

SpeciBuild Ltd can provide complete support for variation orders (changes to contracts) and extras (additional work).

This service is cost effective and minimises any disputes. We have a set fee per VO and will turn them round in a timely manner, meaning you can issue the VO to the client and gain authorisation for the works rather than proceeding at risk of not getting paid.

Examples below are:

1. Rotten timbers up against wall requiring replacing and installation of vertical DPC.
2. Following strip out of lath and plaster ceilings the existing ceiling joists were very unstable and uneven. We provided options to replace the ceiling like for like or to raise the ceiling joists to expose the collar ties.
3. Client asked for additional cladding replacement following the installation of new cladding on another area of the project.
