π Dreaming of buying a historic home? Or already lucky enough to own a piece of history?
πWeβve had a lot of enquiries recently about Listed buildings and historic properties.
Owning one is an amazing privilege, but it also comes with a unique set of rules!
One of the biggest myths we hear is: "The listing only applies to the front of the house."
βIn reality, protection usually covers the entire propertyβinside and out, and sometimes even the garden walls!
If you are planning any changes, here are 3 golden rules to keep in mind:
1οΈβ£ Consent is Key: Standard planning permission isn't enough. You will likely need Listed Building Consent for major alterations, like changing windows or removing internal walls.
2οΈβ£ Like-for-Like Repairs: Routine maintenance using traditional, matching materials often doesnβt need consent but its always better to check first!
3οΈβ£ Talk First: Always speak to your local Conservation Officer or a specialist before you start spending money. Unauthorized work can lead to heavy fines.
