The property already benefits from full planning permission for a substantial side extension and rear extension, so this planning application is focused specifically on the change of use to a 7-bed HMO.
Importantly, the property is not located within an Article 4 Direction area, meaning the fallback position is a 6-bed HMO under permitted development.
That means the planning case is ultimately focused on one additional occupant moving from 6 to 7 bedrooms rather than establishing an HMO use from scratch.
