We were called today to a leaking toilet. 🚽🚽🚽

We stripped back the vanity unit and upon inspection the plinth on the vanity unit had swelled with the moisture from the leak. 💧💧💧

It was a very small leak that appears to have been there a while but only seen today by the client, an inexpensive rubber seal and the leak was repaired. 💪💪💪

New colour coordinated plinths were sourced locally and edging added to complete the look.

Additionally to this the client mentioned that it took a very long time to refill so we changed the fill valve to bring it all back into working order.

This meter cupboard had seen better days.

Anstiss Property Solutions were called in to to tidy up the switch fuses liaising with the customers builder and national grid to get it all completed at the same time.

This ment the property was off power for minimal amount of time.

I think you will agree that the new cupboard and equipment are a much needed improvement.

Garden Lighting Overhaul: Transforming Outdoor Spaces! 💡🏡

We recently visited a local property to overhaul an aging garden lighting system that had seen better days.
After nearly 10 years of service and numerous repairs, the original setup was becoming unreliable, tripping the RCD, and failing to light up.

Anstiss Property Solutions were brought in to design, supply, and install a brand-new, robust, and safer system.

Here’s what we achieved:

✨ Modern Control at Your Fingertips
We replaced old, outdated controls with app controlled, WiFi connected relays. Now, the customer can control their garden lighting from anywhere in the world or even just by asking Alexa or Google Home! This upgrade also brought the house soffit lights back to life.

🛡️ Built for the Elements
Sleeper Wall: We installed a new IP68 rated 24V LED strip, housed in a silicone flexible profile for maximum weather resistance and beautiful light diffusion.
Flower Beds: We upgraded the circuit to a 350mA constant current design for safer, more energy efficient lighting.
We also replaced the old, leaky buried junction boxes with high quality, solid resin joints and relocated connections above soil level for easy future maintenance.

🌿 Wildlife Friendly & Subtle Design
The new 5W mini spike spots are perfectly discreet (just 55mm long by 30mm wide!) and feature a warm 2800K light, which is much better for local wildlife. Plus, they come with a 5-year manufacturer warranty for total peace of mind.

🔧 Extra Touches
While on-site, we also repaired a severed cable and relocated the hot tub isolator to improve functionality and safety.

Anstiss Property Solutions not just rewires and electrical work.

This customer wanted more security and the ability to stop wayward dogs from coming in their garden.

We removed the original concrete post and installed a 200mm square post set 1 meter deep we dug a wide hole and secured it with high strength concrete. 💪💪💪

Fitted heavy duty 5 bar gates with lockable drop bolts and top hoops.

We added some fresh 20mm stone and removed our waste and some soil and rubble of the customers to tidy up the site.

We are available for emergency call outs.

We were contacted by a family member of one of our repeat customers with a tripping issue on the kitchen sockets.

We quickly identified this as a faulty element in the oven, sourced a spare locally and swapped it all within a few hours getting this elderly couples sockets back on a cooking facilities working.

Customer was over the moon with repair as feared a new oven would be required.

The ethos here at Anstiss Property Solutions is to repair, reuse and prolong the life of what we can. ♻️♻️♻️

We have completed various fan replacements for customers recently (landlords, new customers and repeat ones)

Some were straight swaps, others required new mounting plates

One fan replacement required the removal of flexible ducting (full of water) and replacement with rigid duct.

The ridged duct was angled to the outside soffit vent to drain any condensation all joints also sealed with pvc glue and tape.

A repeat customer asked us to come and complete the next job on their list. 💪

Repair of broken tile and pipe boxing.

Many years ago the conservatory company had tiled over the gully when installing the conservatory, recently the gully became blocked and the drain clearance company had to 7 an aluminium cover and finished with a spare tile the customer had. We replaced the plasterboard on the boxing and fitted an access hatch for the joints finished off with new skirting.

Future proof and ready for paint.

Also changed a light in the back room taking them from darkness to new energy efficient LED lighing
