This woodworm-riddled load-bearing beam had to be removed and replaced by a steel beam to ensure that the rooms above will be structurally sound.

This was a delicate operation. Props were installed to support the floor from below and to provide a safe platform to work. We could then 'gently' apply a small amount of force from above to release the beam onto the lifts below.

One of the biggest challenges of restoring properties is dealing with surprises along the way.

As we stripped back the internals on this project we uncovered this beam. It looked like it had provided a nice meal for woodworm over a number of years!

After a full survey, it turned out that the beam did indeed need replacing but thankfully the rest of the internal wood had faired better.

We made sure that full treatment against woodworm was applied before we continued with the project.

Refurbishing properties is a challenging operation. You want to make sure that the property is structurally sound but you also want it's character to remain.

With so much of the roof on this project having to be replaced there was a danger that the roof could look brand new on a 300+ year-old property.

To make sure that this did not happen our team and the roofers have added undulations to the roof. Once tiled the roof will be structurally sound but appear to be the same age as the property.

The roof work has progressed quickly and the team are replacing this gable in blockwork. The original gable had deteriorated so much that is was not possible to save it.

This is a great part of the project for our client to see as they can start to see progress being made as the roof takes shape.

The next challenge we will face is how we retain the character of the property despite having to replace so much of the roof.

With the concrete set and the ring beam complete, we are now in a position to get started on reinstating the roof!

We are looking to retain as much of the original character as possible while making sure that the roof lasts another 300 years.

Lots of preparation went into creating the ring beam so that once we had the concrete and pump on site we could work quickly and efficiently to achieve a great result.

Often when you meet challenges in renovations creative thinking is required. Once we had stripped back the roof on this project we discovered that the supporting walls were not in a condition to support the roof structure.

Ollie together with our foreman Mark and structural engineer Andrew designed an invisible concrete ring beam to cap all the structural walls. We designed the beam to include space on the external walls so that we could lay stonework to hide the concrete from view and keep the integrity of the building. Our carpenters and roofers worked to build the shuttering ready for the concrete and reinforcing steel.
