Great progress on site with the superstructure already at slab level and the structural openings providing a glimpse of the fantastic views framed by the opening and allowing natural light to flood into the home

Weather was great on Friday morning for a site visit to the Coolmaghery View housing development in Magheramason.
The current phase of works is progressing rapidly by the contractors .jm with all but three unit at roof completion stage while first and second fix works are progressing on the other 8 units.
Final dwelling revisions have been completed with works on Phase 3 due to commence within the next 3 weeks.

“The Government is moving towards a more supportive and consistent approach to rural housing. Good applications that are carefully designed and environmentally responsible are expected to have stronger policy support."

The aim is to make it easier for people with genuine local connections to build homes in rural communities while removing many of the blanket planning restrictions that have caused frustration for years.

📌 Some of the key changes include:

✅ No more automatic refusal of applications because of ribbon development.
✅ Restrictions on backland development eased.
✅ Councils will no longer be able to set arbitrary limits on the number of homes on a farm.
✅ Minimum road frontage requirements removed.
✅ Minimum site size requirements removed.
✅ A broader definition of “local need”, giving greater recognition to people with genuine family, social and economic ties to an area.
✅ Provision for a second, smaller dwelling in certain circumstances, subject to planning permission.

For many rural families, these changes will be very welcome. Too many people have found it difficult to build close to where they grew up, despite having strong connections to their local community.

The detail will now be important, and local authorities will have to implement these new national guidelines
