Heating oil has nearly doubled in a year, and if you’re on oil you’ll have felt it

BBC Radio 5 Live spent this morning on it. Callers described being quoted over £1.10 a litre for oil they were buying at around 60p not long ago, and waking up each day wondering whether to order now or wait.

The experts weren’t hopeful prices will drop soon. What stood out was that the households coping best had cut how much heat they need, usually one step at a time: insulation first, then heating.

Morning - a good customer of mine needs 250mm of loft insulation supplied and fitted into a loft. The house is in Carlton Colville (and has wide loft access but no loft ladder. (Loft is around 25m2.

Everyone's asking it at the moment... is now a good time to buy a house?

Honest answer: I've no idea, and neither does anyone else! Rates are on hold, energy prices are creeping up again, and the headlines change every week.

What you CAN control is which house you buy. Before you even book a viewing, look up the EPC. It's free on the GOV.UK register, just search the postcode. It'll show you:

✅ The energy rating, A to G
✅ Roughly what the place costs to heat and run
✅ What improvements it needs, and what they'd cost

Two houses on the same street can look identical from the pavement and cost hundreds a year more to heat. Ten minutes on the register could save you a nasty surprise.

🔥 "Gas boilers won't get you an EPC C anymore" — is that actually true?

Sort of, but not the whole story. Under the upcoming Home Energy Model, gas boilers are reported to cap out at Band D on the Heating System metric specifically. But that's only one of two routes to compliance.

You can still get there via Smart Readiness (solar, battery storage, smart meter) as long as your fabric (insulation, windows, walls) already passes. No boiler swap required.

Here's the bit that trips people up though: if you get your EPC to a genuine C under today's rules before October 2029, that certificate protects you for up to 10 years, no HEM reassessment needed at all. That's different from the "old-style rating" that'll still appear on certificates once HEM is actually live, which is just a reference number, not a compliance route on its own.

HEM itself isn't expected before H2 2027, and nothing here is locked in yet. But the October 2030 deadline and £10,000 cost cap for landlords aren't moving, so it's worth getting ahead of it now.

New landlord database is officially happening 📋

The government confirmed the dates this week. It rolls out region by region from December, and for us here in Norfolk and Suffolk (East of England) the deadline to register is 14 April 2027.

You'll need your gas safety cert, EICR and EPC ready to go. If your EPC is a bit old or you've had work done since it was issued, now's a good time to get a fresh one sorted rather than leaving it until the last minute.

£65 per property per year to register, and fines start at £7,000 if you miss it.

This house is an absolute beauty! The finish is fantastic, it's in a great location AND, despite being in love with them, the owner is having to leave his mature palms behind. The garden is backed by trees that offer a really secluded feel.
The extension is modern (and therefore well insulated) and makes the house feel open and light. The windows are all modern; you'll even spot some triple glazing. Warm, bright and Spacious. :-)
