Look after the pennies, as the saying goes...

Last year saw very significant planning fee increases across all types of planning application. Fortunately, we are spared the 100 percent plus rises seen in 2025. However, this year’s relatively small increases are still worth noting as you budget for the early stages of your project.

Site visit - School House Retrofit

We were on site last week reviewing progress and discussing details with the contractor F A Valiant and Son Ltd.

The property, a former school dating from 1847, has been a home for many decades. Most recently, the new owners have taken the decision to upgrade the thermal comfort of the property by installing insulation to the walls and roof, amongst other measures.

Insulating a property of this age requires careful consideration and balance to ensure the longevity of the structure, appropriate moisture management, retention of features where possible and mindfulness over the project budget.

We opted for wood fibre insulation to the solid walls where it’s hygroscopic nature can provide a natural humidity buffer, allowing the wall to breathe in a very similar way to how it was originally designed to work. This approach prevents condensation and mold, improves indoor air quality and contributes to maintaining a stable temperature.

A contemporary approach has been taken at roof level, where we can achieve suitable ventilation to avoid the formation of condensation. Here we are using high performing PIR insulation to reduce the depth of insulation required and as a result retain a number of the timber features in the roof.

A bespoke self-build bungalow designed to meet our clients’ needs and adapt to their evolving requirements.

It’s been a long journey with this one with a few bumps in the planning journey, but we are delighted it has been approved and our eager clients can make a start on building their dream home.

We’ve received permission for a brand new Community & Business Hub in Littleport — bringing a large function room, meeting spaces, offices, council chambers and archives to support residents and local organisations.

Located in a growing part of the town, this will be a much-needed space for events, collaboration and community life.

It’s hardly ever straightforward, and it’s definitely not just ‘drawing lines’.

We’re delighted to share that we’ve secured planning consent for a new three-bedroom family home in Norton, Suffolk.

This journey started years ago as a conversation over a b**r. The site had real potential, but with many technical constraints, approval was never guaranteed. Careful design made it possible. The house sits perpendicular to the road, which may seem unusual at first, but it actually fits the setting perfectly and mirrors the orientation of the host dwelling.

Thanks to our client, my team, Ellingham Consulting and Stour Ecology for helping bring this to life.

The site is now for sale. It represents a rare chance to create a bespoke new home in one of Suffolk’s most sought-after villages.
