⚡ Renovating a Large Property? Don’t Forget the Electrical Supply.

When renovating a larger home, listed property, farm or outbuilding, it’s easy to focus on the visible work — kitchens, bathrooms, heating, lighting, EV chargers or future solar.

But one of the most important things to consider early is the main electrical supply and how much capacity is actually available.

On this recent project, the property already had a three-phase electrical supply and three-phase meter, but only one phase was being used.

That single 80A supply was already heavily loaded, supplying both the main house and an external building.

The customer then contacted SKU Electrical about installing an EV charger.

Rather than simply adding another large electrical load onto the existing supply, we carried out a wider assessment of the installation and looked at the best long-term solution.

Because the property already had additional unused capacity available across the other phases, we recommended installing a new suitably sized sub-main from a second phase to the external building.

This gives the customer:

• Better distribution of the electrical load
• Additional capacity for the EV charger
• A dedicated supply to the external building
• Spare capacity for future development
• Greater flexibility if the building is renovated later
• An installation designed around the property’s long-term requirements

In this case, the proposed sub-main will use 25mm² SWA cable, supplying a new distribution board within the external building, ready for the EV charger and future circuits.

🏠 Domestic Landlord EICR – From Inspection to Remedial Works

We recently carried out electrical inspection and remedial works following an EICR at a domestic rental property.

An EICR is not just a paperwork exercise. It can identify issues that may not be obvious day to day, but still need addressing to make the installation safer and more suitable for continued use.

Following the inspection, the remedial works included:

• Main protective bonding to the incoming water service
• Consumer unit upgrade to a new metal 15-way board
• Individual Type A RCBO protection to final circuits

• Existing shed supply disconnected and made safe due to the condition and method of installation

⚡ Why Commercial EICRs Matter

Electrical installations can appear to be working normally day to day — but that doesn’t always mean everything is safe, suitable or compliant.

We recently carried out an Electrical Installation Condition Report for a commercial client in Lincoln. During the inspection and testing, we identified several issues that would not necessarily be obvious without a proper EICR.

These included:

• Openings to distribution boards affecting IP protection
• Unused cable entries/openings with potential access to live parts
• Sub-main SWA cables entering distribution boards without suitable glands
• Mixed-brand protective devices/components within distribution boards
• General defects requiring remedial work

⚡ Why We Like the Hypervolt Home 3 Pro EV Charger

⚡ Fault Finding: When Everything Looks Normal, But the Tester Says Otherwise

Electrical faults aren’t always obvious.

During an inspection, we came across a kitchen socket that looked perfectly normal from the outside — but testing showed very abnormal voltage readings.

Our tester showed approximately:

• Neutral to Earth: 175V
• Live to Earth: 72.6V

Readings like this are a clear sign that something isn’t right within the circuit and that further investigation is needed.

This is where proper electrical inspection, testing and fault finding becomes important. Rather than guessing, the next step is to work through the circuit methodically — checking connections, continuity, polarity, neutrals and earth conductors to locate the cause of the fault before carrying out the correct repair.

It’s also a good reminder that just because sockets, lights or appliances appear to work, it doesn’t always mean the electrical installation is safe.

Regular inspection and testing, including EICRs for homeowners, landlords and businesses, can help identify hidden faults, poor workmanship and potential safety issues before they become bigger problems.

⚡ One Property. One Contractor. A Complete Electrical Upgrade.

We’re currently working on a former bed & breakfast property where the electrical installation had seen very little upgrading for a number of years.

This project started with inspection, testing and assessment of the existing installation, followed by a major upgrade of the electrical system.

As shown in the before and after photos, the old distribution equipment has been replaced with a modern consumer unit, including RCBO protection and surge protection.

🏠 Recently Purchased a Property? An EICR Can Reveal What You Can’t See

We recently carried out an Electrical Installation Condition Report for a customer who had purchased a property with no electrical certification or inspection records available.

During the inspection and testing, several issues were identified, including:

❌ No main protective bonding to the gas installation
❌ Sub-main supply cable incorrectly terminated, with insulated inner cores exposed outside the enclosure
❌ Metal switches and socket accessories installed without the required earth connections/fly leads where required
❌ Poorly terminated downlight connections, with single-insulated conductors left exposed outside the connection enclosure

Some electrical defects aren’t obvious during a normal house viewing. Lights, sockets and appliances may appear to work, but that doesn’t always mean the installation is safe or compliant.

An EICR provides a detailed inspection and testing of the electrical installation, helping identify deterioration, defects and potentially unsafe workmanship that may otherwise remain hidden.

⚡ EV Charger Installation with Future-Ready Consumer Unit Upgrade

This customer initially contacted SKU Electrical for the installation of a Zappi EV charger.

Following our site survey, we discussed the best installation options. Rather than adding an external consumer unit, we recommended upgrading the property’s existing aged consumer unit to a modern metal consumer unit with Surge Protection Device protection and Type A RCBOs.

This provided a safer, neater installation for the EV charger, while also giving the property extra capacity for future electrical upgrades.

The customer is also planning to install solar PV in the future, so the new consumer unit was sized and configured with this in mind — helping avoid unnecessary additional work later on.

The EV charging cable was routed externally at low level, clipped neatly along the property and into the garage, giving a clean finish with very little visible cabling.

As part of the project, we also replaced the existing smoke alarms with new Aico Smart Smoke Alarms on both the ground and first floors.
