One thing weโ€™ve learnt from working in St Albans is to expect the unexpected.โฃ
โฃ
With parts of the cities drainage network dating back well over 150 years, itโ€™s not unusual for there to be incomplete or sometimes completely inaccurate records of whatโ€™s underground. There had even been a drainage survey however it wasnโ€™t worth the paper it was writen on! โฃ
โฃ
On this extension, the survey showed the shared drainage leaving the property in one direction. Once we started digging, we uncovered the reality.โฃ
โฃ
Not just one drain but two! โฃ
โฃ
Even the Thames Water inspector stood on site and said, โ€œThese shouldnโ€™t be here.โ€โฃ
โฃ
That discovery meant putting our concrete pour on hold while we:โฃ
โ€ข Revised the drainage layout.โฃ
โ€ข Updated the structural calculations.โฃ
โ€ข Amended the build-over agreement.โฃ
โ€ข Completed the necessary remedial works.โฃ
โ€ข Worked closely with the architects, structural engineers and Thames Water to get everything redesigned and approved as quickly as possible.โฃ
โฃ
This is the side of construction people rarely see. Things donโ€™t always go to plan, especially when youโ€™re working around infrastructure thatโ€™s been in the ground for more than a century.โฃ
โฃ
As the main contractor, our job is to adapt, communicate with our clients, solve the problem, and keep the project moving.โฃ

Sometimes youโ€™ve just got to build a bridgeโ€ฆ and literally get over it. โฃ
