Thinking of adding a balcony to your project? 👀

They can be a brilliant way to create extra outdoor space — but they can also be one of the trickier features to get through planning.

Why? Because planners will look closely at things like:

🏘 Overlooking
👥 Neighbouring amenity

The position of the balcony, nearby windows and gardens, boundary distances, levels and the direction of views can all make a difference.

Careful design can help — through things like screening, setbacks and orientation — but it’s much better to consider these issues early in the design process, rather than trying to solve them later.

Balconies and roof terraces can be a great way to create extra outdoor space — but from a planning point of view, they can raise additional concerns.

👁 Privacy
Elevated areas can introduce new views into neighbouring windows, gardens and private spaces.

🏘 Overlooking
Planners will look closely at the relationship between the balcony, nearby properties and boundaries.

👥 Amenity
Noise, activity and the overall effect on neighbouring homes can also be taken into consideration.
Careful positioning, screening and thoughtful design can all help reduce the impact — but balconies will usually need more planning consideration than a standard extension.
