What does a loft conversion actually cost in 2026?

Most homeowners never get a straight answer. Ask three builders, get three vague numbers, all with room to creep up once work starts. So here is a real one. A full loft conversion for £55,000, every line laid out.

The £5,000 before any building begins is the part people skip and regret. Architectural drawings, structural engineer calculations and building control fees are what stop your loft becoming a problem later. Skip the planning and you pay for it twice.

Structural works at £9,000 are the steel and support that let your roof carry a proper room. You never see it once it is done, but it is the difference between a safe conversion and a sagging ceiling.

The dormer at £15,000 is your biggest cost and your biggest change. It turns a cramped triangle into a room with real headroom. Windows and rooflights at £3,000 bring the light in, and a staircase at £2,000 gives you a safe way up, not a ladder to an afterthought.

The rest makes it liveable. Plumbing and electrics at £7,000, insulation and fire upgrades at £6,000, internal finishing at £8,000. The work that keeps it warm in January and safe all year.

£55,000, fully accounted for. No surprise phone calls. No found problems that double the bill. A proper plan tells you where every pound goes before you commit one.

You’ve filled it twice. Painted over it. The crack above the door is back again, in the same spot, same shape.

This isn’t a decorating problem. It’s the house moving. During long dry summers, the clay soil under UK foundations shrinks as it loses moisture. The house drops a few millimetres, and the plaster tears where the movement concentrates, usually at door and window corners. Filler covers the symptom for a season. It tells you nothing about why it’s happening, so it just comes back next year.

The real fix starts with a proper structural read of what’s moving and why. From there, it’s remedial steelwork or underpinning where it’s actually needed, not blanket guesswork. Diagnose it once, fix it once. No more annual patch jobs.

Planning a loft conversion? Sort these 6 things before you spend a penny

Most loft conversions go wrong before the first nail goes in. People fall for a Pinterest layout, then find out halfway through that the head height won’t allow it, or the staircase eats half the new bedroom. Here’s what to check first.

Head height. Measure from the floor joist to the ridge. Below 2.2m and your options change. You’re either looking at a different conversion type or raising the roof.

Roof type. Trussed, cut, or hip? It decides what conversion is actually possible. A standard Velux loft suits some roofs. A dormer or hip-to-gable suits others. The roof tells you, not the other way round.

Staircase position. Plan this first, not last. The stairs decide where you lose space on the floor below and how usable the new room is at the top. Bolt it on at the end and you’ll regret it.

Natural light. Decide early. Velux windows are cheapest and quickest. Dormers give you more headroom and floor space. Gable end windows add real character. Each one changes the build, the cost, and the planning route.

Insulation. It matters, and so does where you put it. Insulate at the rafters and you keep the loft inside the warm envelope of the house. Get this wrong and you’ll have a room that’s freezing in January and unusable in July.

Use case. Pick this before the layout. A guest bedroom, a master suite with ensuite, a home office, a kids’ room. They all need different things from the same square footage.

Most loft conversions look the same once they’re painted. The difference is in the layers you never see.

Tile hung dormers, proper breather membranes, battens spaced right, lead flashings dressed in. Get that wrong and a loft conversion looks tidy for two winters then starts leaking at the cheeks. Get it right and you stop thinking about it the day you move the bed in.

Most builders rush the outside because nobody inspects it from a roof. We build it like someone will.
