We're starting a new restoration project at Harbour Cottages in Seaton, and we'll be taking you along for the process.
These oak-framed balconies have been standing in an extremely exposed, sea-adjacent position for around 14–16 years. Overall, the original oak frame has weathered remarkably well — but years of wind, rain and coastal exposure have inevitably taken their toll.
Our initial survey identified water ingress through shakes in the oak, movement in the balustrades, deterioration to sections of timber and one corner support post requiring replacement.
And that's only what we can see.
The next stage involves opening parts of the structure to understand exactly what's happening beneath the decking and within the joints before the restoration gets underway.
Over the coming weeks, we'll be sharing the investigation, the problems we uncover and how we go about repairing an exposed oak structure like this properly.

An oak frame is a significant investment, so choosing who builds it deserves more consideration than simply comparing the final figure on a quote.
Look at the work they've already completed. Ask about their experience with oak. Find out who will actually be designing, cutting and assembling your frame.
A cheaper quote doesn't necessarily represent the same materials, experience, construction methods or level of involvement.
The questions you ask before choosing your builder can make a very big difference to the project you end up with.
And any good oak frame specialist should be more than happy to answer them.

Every piece of oak we use has a purpose.
Once the main beams and components have been crafted, we're often left with smaller offcuts that are too good to throw away. Rather than letting them go to waste, we cut and split them into firewood.
Throughout the summer, the logs are stacked outside where the warm sun and natural airflow season them ready for winter.
It's a simple process, but one that reflects how we approach every part of our work—making the most of a remarkable natural material and ensuring as little as possible goes to waste.
Because good craftsmanship isn't just about what you build. It's also about respecting the materials you work with.
