A positive signal for first-time buyers and the new-build market

The Government's proposed Your First Home scheme could enable eligible first-time buyers to purchase a new-build home with a deposit of just 2.5%, supported by a 20% government-backed equity loan.

The announcement has already received a positive response from investors, with UK housebuilder shares rising sharply in Monday's trading. This highlights the market's expectation that improved access to finance could help stimulate demand.

Sam Skinner, Partner in Ceres Property's Development team, comments:

"This is a welcome step towards addressing the deposit barrier faced by many first-time buyers. If implemented effectively, the scheme could help unlock demand for new-build homes and support the delivery of much-needed housing.

"The detail will be important, particularly around eligibility criteria and price caps, but the initial market reaction demonstrates the importance investors are placing on measures that can support housing demand."
