SFI 2026 - Window 2 Update

The second window for applications under the Sustainable Farming Incentive (SFI) Scheme for 2026 will open for applications on 22nd September 2026 with a total budget of £290m across both application windows.

Window 1 of the scheme has now closed, this having been directed at small farmers and farmers without existing ELMS schemes. The planned budget for Window 1 was £60m and the scheme received around 6,500 applications with an average value of just under £10,000.

Demand for Window 2 is anticipated to be very high with the budget expected to be allocated within days of the scheme opening. Farmers are encouraged to plan ahead and consider their options, crop rotations and how the scheme may integrate with current farming practices as well as changes they can make to their farming systems to maximise profit and long term sustainability under the scheme.

The most popular options under the SFI 2026 so far have been:
CLIG3 Manage grassland with very lot nutrient inputs
CHRW2 Manage Hedgerows
GRH7 Haymaking Supplement
CSAM3 Herbal Leys
WBD1 Manage Ponds

Support Announced for Farmers Affected by Drought Conditions
Following what has been the driest July in England on record, a number of temporary adjustments have been brought in from the 15th August 2026 for Environmental Land Management (ELM) agreements. This includes SFI, Mid Tier and Higher Tier Countryside Stewardship, and HLS in response to the prolonged hot and dry weather.
The temporary adjustments apply to specific options, depending on the ELM agreement. Adjustments include, but are not limited to:
• Extending the ‘sow by’ date (AB9 Winter Bird Food)
• Being able to cut areas for fodder/bedding, providing it is not for profit (AB1 Nectar Flower Mix and AB8 Flower Rich Margins)
• Grazing areas previously not permitted under specific options (GS1 Field Corners out of Management and NUM3 Legume Fallow)
• Allowing supplementary feeding (GS2, GS5 and CLIG3 Grassland with Very Low Inputs)
These temporary adjustments will end when the Environment Agency change the drought status for the county back to ‘normal’. All counties in England currently qualify, but this will change as the status of individual areas are updated.
Anyone looking to make use of an adjustment must complete a temporary adjustment form to the RPA.

Sustainable Farming Incentive Window 1 Update

The RPA have confirmed that Window 1 of the Sustainable Farming Incentive 2026 will close no later than 28th August 2026. Any remaining budget not allocated at this point will be carried over to Window 2 when it opens in September.
Small farmers or those with no existing environmental schemes are encouraged to apply now before the closure of Window 1.

The RPA have said they will confirm the date they expect to open applications for Window 2 soon. This will be ‘in September’ and, as with other recent schemes, demand is expected to be very high and we recommend applicants review their options ahead of the scheme opening.

Elizabeth Calland-Brooke joins Hardcastle Rural Surveyors

We are pleased to welcome Elizabeth Calland-Brooke who joined Hardcastle Rural Surveyors as a Graduate Rural Surveyor in August 2026.

Elizabeth joined the business following a 4-year degree course at Harper Adams University where she studied Rural Enterprise and Land Management. Her course included a 1-year work placement which she undertook at a mixed practice in North Somerset undertaking valuations, property sales and lettings and general rural property advice.

She will work alongside Andrew Hardcastle and the professional team in providing a wide range of professional services to a broad spectrum of rural clients. She is training to sit both her RICS and CAAV professional exams and will be obtaining a variety of experience across the firm.

Capital Grants Opens - Demand Very High

The Capital Grant Scheme 2026 opened for applications at 12.30 on Thursday 30th July and offers funding for fencing, hedgerow works, concrete yard renewals and manure stores among other items.

Demand for the scheme has been exceptional, with 25% of the £225m budget going in just 6 hours, 50% within 24 hours and 75% by the weekend.
