🏠💧 Condensation isn’t always obvious but the damage it causes can be.

When conducting a survey, one of the most important things we check is how humidity and moisture are controlled within the property.

In this kitchen, the cooker hood is a filter-only type. While it helps remove grease, it doesn’t extract steam outside, meaning moisture stays within the property and can increase humidity levels.

You can already see the effects here, with the MDF kitchen doors beginning to swell and blow due to excess moisture. 👀

A good example of why proper ventilation is so important in kitchens. 🌬️

💧 Sometimes you don’t even need a damp meter to know there’s a moisture problem!

During this survey, the walls were so damp that the paint was peeling and the plaster was blowing and falling away on its own. 🏠

Excess moisture can cause plaster to lose its bond with the wall and delaminate a clear sign that further investigation is needed to identify the source of the damp. 🔍

🏠 Blocking up a fireplace? Don’t forget ventilation! 🔥💨

When surveying older properties, we often find that original fireplaces and chimney breasts have been blocked up. What many homeowners don’t realise is that these features can provide valuable ventilation within older homes.

If a fireplace is sealed without a ventilation grille, it can affect moisture levels and increase the risk of condensation, damp and black mould. 🦠💧

If you’re blocking up an old fireplace, make sure suitable ventilation is maintained by fitting a grille. ✅

🏠 One of the most important checks we carry out on external walls during a survey is the Damp Proof Course (DPC).

This property is a great example of a bitumen DPC, which is designed to help prevent moisture from rising through the walls. 🔍🧱

When carrying out a survey, we always check the roof space for insulation. In this property, there’s no insulation between the ceiling joists, which can have a big impact on heat loss and energy efficiency. 🔍

The buyer will be made aware that adding suitable loft insulation could help improve the home’s energy rating and overall efficiency. 🌡️🏡

When we’re conducting surveys, we check the condition of fence posts — especially concrete ones. 🏡🔍

This post is showing signs of concrete cancer, where the steel reinforcement inside begins to rust and expand. As it expands, it pushes the surrounding concrete away, causing it to crack and break apart. ⚠️

Over time, this weakens the post and it will eventually need replacing.

🔥 Fire safety is an important part of a property survey.

When checking fire safety around a kitchen, we look at whether doors provide suitable protection and separation in the event of a fire.

In this property, the kitchen had a plastic bifold door which would offer very little resistance to heat or fire. Where appropriate, a 30-minute fire-resistant door can provide valuable extra time and protection. 🚪🔥

Our advice would be to consider replacing this door with a suitable fire-resistant alternative.
