Part nine. Roof on, foil up.

This is one of the very few things in a house you genuinely cannot fix later. Once the plasterboard goes on, that is that for thirty years.

Insulation is the least photogenic thing we do and the one that decides what the house costs to run for the rest of its life. Nobody visiting in five years will ever see it. They will just notice the place is warm and quiet and the bills are lower than they expected.

If you are building: this is not the stage to save money on. It is the stage to spend an extra afternoon getting right.

Part seven. The day the floor goes in.

That arm coming over the hedge is a concrete pump. It is there because the alternative is barrowing several cubic metres of wet concrete across a site by hand, and there are not enough hours or backs in the day for that.

You get one go at this. Once it is going down you cannot pause it, you cannot change your mind, and you absolutely cannot discover halfway through that something is in the wrong place. Everything underneath — pipework, insulation, membrane, levels — had to be checked and signed off before the lorry turned up.

Which is why the fortnight before a pour looks like nothing is happening. Something is. It is all checking.

Part six. Twenty-four seconds, and a house appears.

This is a camera left running while the blocks went up. Bare slab at the start, rooms you can walk through by the end.

It is the stage where a build stops being an idea and starts being somewhere. Up until this point you are looking at a drawing and taking somebody's word for it. Then the walls go up and suddenly everyone can see where the kitchen is, and whether the sitting room is as big as they thought.

Aerated blocks, laid by hand, course by course. There is no clever machine for this bit — just two blokes, a line and a level, for weeks.

Watch the hedge in the background if you want to know how long it really took.

Nobody asks about soundproofing until they've spent a night in a bedroom directly above the telly.

This is the Reigate loft. Underneath that floor is the lounge. Through the wall is an en suite for the room next door.

So it's 100mm Superglass between the studs, acoustic plasterboard both sides, and doubled up where it needs to be properly dead.

It's the least glamorous money you'll spend on a loft conversion, and it's the bit you notice every single night for the next twenty years.

Worth raising before the plasterboard goes on. Not after.

Part five. Delivery day.

Nothing makes a site feel real like a lorry with its own crane putting a pallet exactly where you asked for it, first time, over a hedge.

Worth knowing if you are planning a build: access decides more than people expect. Narrow lane, soft verge, low cables, a neighbour's car in the wrong spot — any of those turns a one-hour delivery into a half-day and it goes on your bill.

Somebody should be looking at your access before they price the job, not on the morning.

Part four. The first day anything actually moves.

A one-and-a-half tonne digger and somebody who knows how to use it will shift more before lunch than six of us with shovels manage in a week.

This is also the first day the job stops being paperwork and starts being a building site, which is the day it becomes real for the owners. Usually about five minutes before they start worrying.

Part three. The whole house, on one sheet of A3.

This drawing sat taped to the slab for the best part of a year, going brown at the edges and picking up boot prints. Everything you have seen so far — the strip out, the dig, the pour — was somebody drawing a line on this and somebody else arguing about it.

That is the cheap part. Every argument you are going to have later happens on this paper first, where changing your mind costs a rubber instead of a fortnight and a skip.

If you are planning something yourself: spend longer here than feels comfortable. It is the only stage where being indecisive is free.

Part two. Before you build anything, you take everything out.

Ceilings down, walls back to brick, forty years of somebody else's life into skips. It is the stage nobody photographs and it is the one that tells you what you are actually dealing with.

This is also where the surprises live. Every old house has something in it that is not on any drawing, and you find it in this fortnight or you find it later at four times the price.

Ours was fine, as it happens. But we budget for it not being, every time, and so should anyone taking on a house this age.

Eighteen months in Reigate, in sixty seconds.

A 1960s bungalow when we picked up the keys. Five bedrooms and four bathrooms by the time we are done.

Here's the whole thing so far. Then we'll take it apart, bit by bit, over the next few weeks — the strip out, the drawings, the pour, the steels, the roof.

Still not finished, which is rather the point. You'll see the rest of it at the same time we do.

Part one of a lot.
