Torsion Construction went into administration owing suppliers and subcontractors at least £15.6 million, and the word from the administrators is unsecured creditors won't see a penny of it. Hundreds of small trades and suppliers just did months of work for nothing. We've built our whole model around not being that firm — paying on time, every time, is why we've kept 15 years of NHBC accreditation and subbies who still pick up the phone when we call. If you're a subcontractor and a main contractor's payment terms have crept out past 30 days, that's your warning sign, not just an inconvenience.

Berkeley's calling for a 1% stamp duty cap for first-time buyers and downsizers ahead of the Budget, and Bellway and Barratt Redrow are right behind them. They're talking about national housing targets — I'm talking about the empty three-bed in Redhill that won't move because the couple who'd downsize into it can't justify the stamp duty, which means the family who'd buy their old house can't either. That's not abstract policy, that's a chain stuck at exchange for six months. Whatever happens in the Budget, someone needs to look at what stamp duty's actually doing to ordinary moves, not just new-build completions.

Two weeks today the Building Safety Levy goes live on every site of 10 homes or more — no exemption for medium sites, despite the industry asking for one. We didn't build the tower blocks this is meant to fix, but we're the ones who'll be quoting it into every scheme from October. Housing starts are already down 36% year-on-year — add a new tax to sites that are already marginal and don't be surprised when fewer get built. If you're pricing anything over 10 units right now, get your Gateway 2 timing sorted before the deadline bites.
