𝑨𝒏𝒐𝒕𝒉𝒆𝒓 𝒔𝒖𝒄𝒄𝒆𝒔𝒔𝒇𝒖𝒍 𝑳𝒊𝒔𝒕𝒆𝒅 𝑩𝒖𝒊𝒍𝒅𝒊𝒏𝒈 𝑪𝒐𝒏𝒔𝒆𝒏𝒕 𝒂𝒑𝒑𝒓𝒐𝒗𝒂𝒍✅

After extensive negotiations with the Conservation Officer, we secured approval for a range of alterations that will make this Grade II* listed home more practical and enjoyable for modern family life, whilst respecting its historic significance.

Historic buildings should be lived in, not simply preserved. The best outcomes are often achieved by finding solutions that respect heritage significance while meeting the needs of today's occupants.

If you're considering alterations to a listed building, early design work and constructive engagement with conservation officers can make all the difference.

𝐔𝐧𝐥𝐨𝐜𝐤𝐢𝐧𝐠 𝐭𝐡𝐞 𝐏𝐨𝐭𝐞𝐧𝐭𝐢𝐚𝐥 𝐨𝐟 𝐚 𝐂𝐨𝐫𝐧𝐞𝐫 𝐏𝐥𝐨𝐭 🏡

We've recently submitted a planning application for this substantial extension on a corner plot in Ingleby Barwick.

Corner plots can often provide greater design flexibility than a typical residential plot, creating opportunities for:

✔ Larger footprints
✔ Feature frontages
✔ Additional parking and garaging
✔ Improved internal layouts
✔ More ambitious extension or redevelopment proposals

Every site is different, but with careful design and a good understanding of planning policy, it's often possible to maximise the potential of these unique plots while remaining sympathetic to the surrounding area.

Thinking about extending, redeveloping or making better use of a corner plot? Get in touch to discuss what's possible.

Another planning approval secured in Guisborough ✅

We’re pleased to have obtained approval for this contemporary single storey wrap around extension, designed to create a much larger open-plan living space while complementing the existing property.

The proposal transforms the rear of the home with a spacious family-focused layout, large glazed openings and a modern yet sympathetic design using matching materials throughout to tie the extension seamlessly into the original house.

A great result for our clients and another exciting project moving towards the construction stage.

Planning approval secured within the North York Moors National Park for this substantial farmhouse Planning approval secured within the North York Moors National Park for this substantial farmhouse project.

The scheme includes a two-storey rear extension alongside a single-storey side extension, carefully designed to complement the character of the existing property while creating a much more functional family home.

One of the key challenges with this application was Policy CO17, which generally limits extensions within the National Park to a 30% increase in footprint. This policy is typically applied very strictly, however through detailed negotiations, design revisions, and ongoing liaison with the planning officers, we were able to successfully demonstrate exceptional circumstances and secure approval beyond the standard allowance.

A great result achieved through careful planning strategy, strong design justification, and collaborative working with the National Park planners.

✨ Completed Project in Brotton ✨

We’re delighted to share this recently completed rear extension in Brotton, transforming the property with a stunning open-plan kitchen and living space.

Internally, the space is flooded with natural light thanks to the large roof lantern—creating a bright, modern hub perfect for everyday living and entertaining.

The result is a seamless blend of traditional and contemporary design, delivering both practicality and a real “wow” factor.

A great project to be part of from concept through to completion 👌

We’re pleased to share that we have successfully secured Listed Building Consent for works to the historic Sir William Turner Almshouses in Kirkleatham.

This Grade I listed building is a fantastic example of our region’s heritage, and projects like this highlight just how important it is to carefully preserve and protect these significant structures for future generations.

Working on listed buildings requires a detailed understanding of both design and heritage constraints. By taking a considered and collaborative approach, we were able to guide the project through the process smoothly and efficiently, ensuring the proposals respect the building’s historic character while allowing necessary repairs to take place.

It’s always a privilege to be involved in projects of this nature, helping to maintain and enhance such important landmarks within our local community.

If you’re considering works to a listed building or within a conservation area, feel free to get in touch — we’d be happy to help guide you through the process.

✨ Transformation in Progress – Brotton ✨

It’s great to see this project really taking shape on site.

The property had become overdeveloped over the years, with a series of additions leaving very little usable garden space. Planning approval was secured to carefully demolish the previous extensions and replace them with a more appropriate rear extension

The new layout makes far better use of the footprint, improves natural light (just look at that roof lantern 👌), and restores a much-needed connection to the garden.

A brilliant example of how sometimes less really is more — thoughtful design can improve both the home and the outdoor space 🏡

We’re looking forward to seeing this one completed very soon 👀

🏡 𝐂𝐫𝐞𝐚𝐭𝐢𝐧𝐠 𝐬𝐩𝐚𝐜𝐞 𝐰𝐡𝐢𝐥𝐞 𝐫𝐞𝐬𝐩𝐞𝐜𝐭𝐢𝐧𝐠 𝐜𝐡𝐚𝐫𝐚𝐜𝐭𝐞𝐫

We’re pleased to share this proposed side extension to a traditional farmhouse set within the beautiful 𝐍𝐨𝐫𝐭𝐡 𝐘𝐨𝐫𝐤 𝐌𝐨𝐨𝐫𝐬 𝐍𝐚𝐭𝐢𝐨𝐧𝐚𝐥 𝐏𝐚𝐫𝐤.

When extending older homes — especially in protected landscapes — the goal isn’t to change what makes them special, but to help them work better for modern family life.

This design adds light-filled living space while carefully respecting the original farmhouse, using natural materials and simple forms that feel at home in their surroundings.

Good design should feel like it has always belonged, enhancing how a home looks, feels, and functions for years to come.

If you’re thinking about extending your home, thoughtful design at the early stages can make all the difference.
