You don’t need an app to avoid a cowboy builder. These are the things that actually tell you whether someone’s worth trusting, and none of them cost you a penny to check.

There’s a new badge builders can apply for to prove they’re one of the good ones. Honestly, we think something like a proper deposit protection scheme is what this industry actually needs, similar to how it works for renters, but that’s not really what this is. We won’t be signing up to this version, we don’t think it’ll work, and it’ll likely just push costs up for clients in the end.

The new Trusted Payments system means the money gets released in stages rather than upfront. Problem is, we still have to pay for materials before a stage’s even finished, and those costs aren’t cheap. Making builders wait for money they’ve already spent isn’t exactly practical 🫠

Honestly, this scheme’s really needed. It can only ever protect you from builders who were already doing things properly, not the ones actually causing the problems in the first place.

These two get mixed up constantly, and it’s an easy mistake to make. Planning permission and building regulations are actually two completely separate things, dealt with by different people, and getting one sorted doesn’t mean the other’s covered.
