What many people don't see is the journey behind a project.

Back in 2018, we began transforming the former Birches Bus Station site in Rushden, reimagining a tired commercial property into the luxury apartments and townhouses it was always capable of becoming.

The process was far from straightforward. Working closely with CC Town Planning, we navigated three planning applications and a planning appeal before finally securing approval in 2023. It was a challenging five-year journey, but one that demonstrated the value of persistence, collaboration, and thoughtful design.

Although our involvement ended after planning approval when the site was sold, it's incredibly rewarding to see our vision brought to life. The development stands as a testament to the original design concept and, we're delighted to see, has now been shortlisted for Regeneration Property of the Year at the National Property Awards.

While we weren't involved in the construction phase, we're proud to have played a key role in shaping what the Birches Bus Station site has become today.
