We are converting this former barn, stable block and pig-pens into a new family home for a private client in Chertsey. The steel frame will provide a fantastic open-plan kitchen/living space overlooking open countryside, and the adjacent pig-pen structure (now demolished) is to be re-built in timber frame to provide the main entrance, bedrooms & bathrooms.

A number of constraints imposed by the local planning authority meant that the Owner's desire to convert the existing attic space to provide an extra bedroom/playroom was seemingly not going to be achievable.

We worked with the Client to reconfigure the proposed internal layouts and stairs, and by carefully designing the new structure to keep the floor/roof zones down to an absolute minimum thickness, we were able to achieve what turned out to be a lovely and very usable new loft room.

The existing single storey rear extension was extended with a new floor above, and a two-storey side/rear extension, in keeping with the style and character of the original late Victorian property completed the development.

This semi-detached property had been extended to the rear at ground floor by the previous owners, however the retained internal load-bearing dividing walls and piers had created separate and less functional kitchen dining, and utility rooms.

The Client wished to remove all internal load-bearing walls and extend to the side to create a single, open-plan kitchen, dining and family room across the full width of the property, with large folding doors to open out onto the rear garden.

A large steel box frame was required to support the existing first floor structure over such a large column-free span, and to avoid under-mining of the existing party-wall with new foundations. The end result is a truly stunning new family kitchen/diner

This 1920's property has undergone a major transformation to create a brand new luxury home.

Two-storey wrap-around extensions on three elevations of the property and new rooms within the roof effectively triple the floor area of the original building.

Extensive alterations to the existing structure were required to create the new full height galleried entrance, and large open-plan living areas.

A fine example of how a fairly modest rear extension can transform a typical late-Victorian terraced property, to provide vastly improved ground floor living accommodation, much more suited to modern family life.

The interfaces of the new structure and foundations with the adjoining properties on both sides were carefully designed and detailed to ensure that there were no issues from potentially sensitive party-wall agreements.

A 'build-close-to' agreement with Thames Water was required due to the extension foundations being constructed adjacent to an existing shared sewer running through the rear garden.

This 1970's home had had a number of small additions and extensions at ground floor level, and the proposed development involved the construction of a new master bedroom and ensuite at first floor, and conversion of the rear of the garage into a playroom at ground floor.

To avoid costly demolition and re-building of the existing single-storey ground floor structure, the first floor extension was carefully designed to limit the additional load to be applied to the existing foundations and single-skin brick walls.

Timber frame construction, with pre-fabricated roof trusses were selected to reduce loads and for speed of construction.

This 1950's property had remained virtually untouched since it was first constructed, with the original owners having lived in the property for over fifty years.

We were engaged by the new owners & developers who were looking to substantially enlarge and improve the existing property for onward marketing as a prestigious new family home, located in a quiet cul-de-sac a stone's throw away from Cobham High Street.

Two-storey front and rear extensions, a single- storey side extension and reconfiguration of a number of the internal walls created a much enlarged and improved property, with a wonderful light and airy kitchen/diner overlooking the rear garden the real show-piece of the home.
