Landlords 🏠 Are You Clear on the Electrical Testing Rules?

There's still some confusion around the rules, so here’s a quick overview for landlords in Plymouth (and England as a whole). Under the current regulations:

-Electrical installations in rented properties must be inspected and tested by a qualified person at least every 5 years.
- An Electrical Installation Condition Report (EICR) should be provided following the inspection.
- A copy of the report must be provided to the existing tenant within 28 days of the inspection, and to a new tenant before they move in.
- If the report identifies remedial work that is required, this must be dealt with within the required timeframe.

One important point that often causes confusion:

A new EICR isn't automatically required every time a tenancy changes. If the existing report is still valid and no earlier inspection is specified, it can remain in force. The landlord should, however, provide the new tenant with a copy of the existing report before they move in, and a visual electrical safety check is recommended between tenancies.

If an EICR identifies issues such as C1, C2 or FI observations, these will need to be addressed within the required timeframe. The images below show examples of some of the faults we commonly come across during electrical inspections.

The rules can be a little confusing, so we always recommend checking the current guidance rather than relying on hearsay. NICEIC has useful guidance for landlords covering EICRs and electrical safety requirements, which you can read on their website.

We’re looking to bring another experienced person into the JAH Electrical team, and we’re keeping an open mind about exactly what the role could look like for the right person.
Maybe you’ve been working for the same company for years and feel ready for a new challenge, or perhaps you’ve been running your own electrical business and are getting tired of chasing work, paperwork, quotes and payments. Or maybe you’ve spent years on the tools and would like to use your experience in a slightly different role, without necessarily giving up site work altogether.

We’re looking for an experienced electrician with a strong background across domestic and commercial electrical work. Industrial experience would also be an advantage, as our work covers all three areas.

The role could involve:
• Site visits and surveys
• Estimating and preparing quotations
• Reviewing drawings and specifications
• Material take-offs
• Customer and supplier liaison
• Technical support
• Electrical works on site where required

We're flexible about the position.

It could suit someone looking for 2–3 days a week, primarily helping with surveys and estimating, or we’d consider full-time for the right person, with a mixture of office/estimating work, surveys and electrical work on site.

You don't necessarily need to have worked as an "Electrical Estimator". If you've spent years running jobs, pricing work, ordering materials, dealing with customers and solving problems on site, you may already have much of the experience we're looking for. Most importantly, we’re looking for the right person to join and become part of the JAH team.
