Your business doesn’t stop just because construction starts.

Restaurants still have customers to serve. Warehouses still have orders to process.

Offices still have people working. Retailers still need to open their doors.

Yet commercial construction and maintenance often need to happen around all of it.

Working within a live environment brings a completely different set of considerations, from access and safety to timing, phasing and communication.

It means the construction programme can’t be considered in isolation.

It has to work alongside the client’s business.

Conversations. Site visits. Measurements. Quotes. Drawings. Suppliers.

Programming. Plenty of emails.

Then eventually, the tools come out. 👷

The construction might be the bit you see, but there’s a whole lot happening behind the scenes to get a project to that point.

There isn’t really a typical day at CTEC. A warehouse in the morning.

A restaurant in the afternoon.

A maintenance call somewhere in between.

One of the best things about working across commercial construction is that no two days look quite the same.

Different clients. Different buildings. Different challenges.

And usually a few things we weren’t expecting when the day started. 👀

That’s all part of it.

Your building at 2pm and your building at 2am could be two completely different places. So should they really operate in exactly the same way?

Occupancy changes throughout the day, yet lighting, heating, cooling and other building services can easily continue operating regardless of whether an area is actually being used.

We’re seeing a simple example of this at our AK Retail Group project, where motion-controlled warehouse lighting activates as people move through different areas rather than unnecessarily illuminating the entire space.

It got us thinking about the bigger picture.

How closely does the way a commercial building operates actually reflect the way the business inside it works?�

Sometimes the sign of a good repair is that you can’t find it afterwards.

Matching an existing finish. Making good around new works.

Repairing the area surrounding an installation.

Leaving the space looking like we were never there.

Not every job needs a dramatic before and after.

Sometimes “Where did you do the work?” is exactly the reaction we want.

The best time to fix a building problem?
Before it becomes an emergency. 🚨🆘

A recurring fault. An unusual noise. A small leak. Equipment becoming less reliable. Something that suddenly needs resetting more often than it used to.

Small problems have a habit of becoming bigger, more disruptive and more expensive when they’re left.

If something doesn’t seem quite right, it’s usually worth getting it checked.

The finished photographs are probably the easiest point at which to judge a commercial project.

Everything is clean, untouched and exactly where it should be.

But the more important test comes afterwards.

When employees arrive every morning. When customers move through the space.
When equipment is running, deliveries are happening and the building begins experiencing the demands of everyday business. 🚚⚙️

Commercial environments are working environments.

That should influence decisions around materials, access, layouts, services and finishes throughout a project. 🛠️📐

At CTEC, we’re not interested in creating spaces that only work for the photographs.

They need to work when real life moves in. 💼🏢
