Ahead of next week’s Planning post, we’d like to shine the spotlight on the Project Lead for the scheme, Georgina Hedges. Originally hailing from Somerset, Georgie moved to Oxford to begin her Part I course with & has been with AO since September 2015, when she joined the practice as Architectural Assistant. Having fallen in love with the city, she decided to complete her Part II back at Oxford Brookes – where she chose to specialise in sustainable design & future proofing architecture – before returning to us, and has since been promoted to Senior Architectural Assistant. Georgie is now diligently working towards gaining her Part III with the in London.⁣
⁣
An extremely popular member of the AO team, Georgie brings a tremendous amount of energy to the office & embraces every aspect of her role with huge enthusiasm. During a recent ‘Insights’ teambuilding day, it was no surprise to find that she was categorised as a strong ‘yellow’ personality, which has characteristics of being extroverted, radiant & friendly – traits that mean she enjoys a fantastic rapport with both her colleagues & clients, and make her ideally suited to her role on the AO Social Committee, and an asset to ‘Women in Architecture’ Oxford.⁣

Georgie can often be found walking her furry four-legged friend, Timo, with her slightly less furry two-legged childhood sweetheart Jonty, whom she married (or not, as it turned out!) last year, before heading on an extended honeymoon in St Lucia & Grenada (where they ended up ‘officially’ tying the knot… a long story, which Georgie would be happy to tell!) Alongside her passion for travel & adventure, she plays netball in a local Oxford league, is a keen gardener & exceptionally talented illustrator. ⁣

Matched by the vital role that she plays architecturally, we’re so fortunate to have someone with the enthusiasm & positivity that Georgie brings to AO. Following on from last week, we’d like to introduce the Project Lead for The Old Ironworks, Christelle Tippett. Christelle joined AO in 2014, having relocated from Guernsey to attend for her Part II studies & worked with us alongside her Part III studies at

Christelle’s journey is somewhat different to her peers, having left Secondary School aged 16 to undertake a self-funded approach to education, with an apprenticeship as an Architectural Technologist at a local practice while studying for the BTEC National Certificate in Construction. Prior to & following her Part I studies at the she worked on a variety of projects, including bespoke dwellings, residential developments, master plans & a luxury hotel on the cliffs, located in several of the Bailiwick islands of Guernsey & neighbouring Jersey.⁣
⁣
Her experience, at the point of joining AO, was significant & during her time with us her passion for Design, commitment to Architecture & desire to learn & push for progress & positive change in the industry has been inspiring. Always heavily engaged & looking to further her knowledge, Christelle has extended her architectural endeavours far beyond the office. Since 2020, she has led the local Women in Architecture group, running a series of online events during COVID & since, holding in-person social meet ups, tours & presentations.⁣
⁣
Also in 2020, Christelle qualified at the as a certified Passive House Designer - a fantastic & personal achievement having been an advocate for this design approach for many years & living in her own Passive House. More recently, she’s undertaken the position of Associate Lecturer as a Design Tech Tutor at for the Part I course. Alongside her many architectural endeavours & accomplishments, Christelle became a mother in 2021 & has embraced this with the same passion & commitment she dedicates to all & everything she touches.⁣

The full refurbishment of this unique first-floor North London apartment – in a former iron works and within a notable Conservation Area – saw us lead all aspects of interior and external works for our client, enhancing the space from the original two bedrooms, one bathroom, to two bedrooms and two bathrooms, all within the same footprint.⁣
⁣
With fluidity of movement central to the design, a reconfigured layout creates an open-plan space, flooded with natural light. A neutral palette of is complemented by a polished concrete-style resin floor from . Original beams – freshly painted – and industrial style feature lighting draw one’s eye to the roof apertures above, adding height to the main living area. A classic kitchen blends seamlessly, opening up – rather than closing down – the space.⁣

With carefully detailed, high-quality finishes introduced throughout – including a beautiful bespoke headboard from and tiled bathroom – alongside hand selected pieces of mid-century furniture and object d’art, the space feels warm, with an eclectic yet minimal aesthetic.⁣

We’re delighted to have secured Planning Permission to develop a single-storey, flat-roofed house – with self-contained annexe flat – to create two distinctive, high-quality & sustainable contemporary dwellings, located in this verdant settlement on the left bank of the River Thames, within Oxfordshire’s greenbelt.

The plot, which is surrounded by attractive, mature trees protected by a Tree Preservation Order, sits in Flood Zone 1, and required a delicate design scheme and careful Planning strategy to protect, maintain, and enhance the biodiversity of the site and its leafy and secluded appearance.

The placement, orientation and form of the houses has been designed around the constraints of the site, taking full advantage of solar gains for thermal efficiency – ensuring the scheme delivers a 40% reduction in carbon emissions – where a fabric-first approach, that exceeds current building regulations, achieves both visual and sustainable improvements over the existing dwellings.

A contemporary design with distinct components – including a single and two-storey stacked rectilinear composition – maximises the site context, while maintaining root protection for the surrounding trees. The arrangement and space planning – which creates separation between public and private areas – is enhanced by materiality, with a restricted palette of brick, metal cladding and brise soleil, effectively used to denote the transition in level, surface & form.

Internal arrangements have been designed with flexibility in mind, providing family entertainment spaces, home-working opportunities, and multigenerational living options. Externally, the installation of a new native hedgerow along the Western boundary, along with fruit trees, bat and bird boxes in the gardens, and hedgehog holes in boundary fences, delivers a significant ecological net improvement to the site.

We’d like to thank Architectural Assistant, Ben Smallwood, for the fantastic fifteen months he committed to the practice, and to wish him well as he commences his Part II studies at UCL’s The Bartlett School of Architecture - one of the most influential, exciting & innovative architectural schools in the world.⁣
⁣
Ben joined AO for his placement year, after moving to the Cotswolds in July 2021 having completed his Part I at Nottingham Trent University through lockdown. During his time with us, he’s worked across a broad range of projects - from historic & new build residential extensions & refurbs, to an exciting new build school development in Wokingham (more on this soon).⁣
⁣
A devoted student, Ben’s commitment to the wider world – and the role that Design and Architecture play within it – seemingly knows no bounds. His passion & dedication are inspiring, and his broad & always up-to-date architectural knowledge, and aptitude for debate & discussion, are a testament to his inquisitive nature & voracious appetite for learning & personal growth. ⁣
⁣
Always heavily engaged & looking to further his knowledge, Ben will nominate himself for projects where there’s an opportunity to learn, or experience, something new - and will go above & beyond to help those around him at every opportunity. His interests outside of the office – including hand-drawing, photography, photoshop, 3D printing & modelling – have become integrated within & strengthened both his own work, and supported the project work of others. Most recently, he put his photography skills to excellent use delivering a suite of lifestyle images that showcases our Interior Architecture services (coming soon).⁣

As mentioned in the last post celebrating our colleague Tim Watson, we are pleased to confirm that Planning and Listed Building consent has recently been granted for a wholesale refurbishment and extension to a Grade II Listed farmhouse located just outside of a charming South Oxfordshire village.⁣
⁣
Key to the client’s brief was reconfiguring the existing internal layout in a manner that respected the property’s history, whilst making it more conducive with modern living. Working in conjunction with local Heritage Consultant, Jamie Preston of JP Heritage, meticulous analysis, and research tracing back the history of the property was undertaken to establish how this unique building had changed over multiple phases of development, spanning the last five centuries. By carefully piecing together this natural evolution and presenting the Local Authorities with a thorough record of the past, we were able to justify multiple internal alterations to the existing layout which include the relocation of an ill-considered staircase – back to its original location – and the removal and insertion of internal partitions to enhance the floor plan.⁣
⁣
In addition to the work to remodel the existing historic house, approval was secured for spectacular rear and side extensions to provide modern, open-plan living accommodation. The former cramped kitchen wing is to be demolished and replaced with a light and airy kitchen and family room, leading through to a generous vaulted dining room sited over the footprint of an existing dilapidated outbuilding. The style of the extensions has been carefully designed to be sympathetic to the existing house, whilst providing a sharp, modern contrast to continue the property's heritage for future generations to come.⁣

We’d like to take a moment to congratulate our colleague, Tim Watson, on reaching his twenty-year anniversary at Anderson Orr. Tim joined the practice in 2002 – after completing his degree at – and continued to work for the practice part-time, alongside his Post Graduate studies, before making the journey with us from the small Wheatley-based practice to AO as we are today.⁣
⁣
Tim is an extremely talented – yet modest – designer. Over the last two decades, he’s worked across a broad range of projects, from sensitive conservation schemes – including most recently, securing consent for a wholesale refurbishment and extension to a Grade II Listed farmhouse (more on this soon) – to heritage and new build private residences.⁣
⁣
Tim is exceptionally popular around the office, on site and with clients. He is reliable, collaborative, and supportive – someone who dots the I’s, crosses the T’s, and always goes the extra mile. Over the years, he’s picked up a couple of nicknames including ‘The Bear’ and ‘Bungle’ – for those who remember the TV programme Rainbow – and his much-admired beard remains as steadfast and refined, as his taste for a glass of ‘half decent’ red w**e on a team night out.⁣
⁣
Away from the drawing board, Tim is a family man - living locally with his wife Helen and their two wonderful children, Finn and Tilly. A talented tennis player in his youth – who represented Guernsey as a junior – Tim has continued to play socially, and has enjoyed many years on the football pitch – as part of the office six-a-side – alongside his commitments as a runner, currently in training for Oxford’s Half Marathon in October.⁣
⁣
Devoid of ego and infinitely dependable, Tim is rather a rare breed. His commitment to the job – and the practice – has remained as present as it was on day one, and the quality of his schemes a testament to his hard work and dedication. He has been instrumental in how AO has evolved over the years, and we were – and continue to be – very lucky that he wandered our way back in 2002. ⁣

This extensive restoration, part reconstruction and conversion of a former derelict barn and cattle shed – on an enviable hilltop location in the Cotswolds – resulted in a stunning, six-bedroom, countryside getaway. Retaining the original barn forms and stonework façade, the new design – arranged around a courtyard space – presents a contemporary extension, with black ‘hit and miss’ boarding, zinc roof and wrap around Crittall glazing.⁣
⁣
Large open plan, light-filled living areas – including a bespoke kitchen / diner by – deliver long-distance views of the gardens and surrounding landscape. A sculptural staircase at the core of the plan - designed in-house, and fabricated by – provides architectural and artistic drama, as well as being a functional space divide, between living areas.⁣
⁣
Throughout, exposed steel beams and timber trusses unite rural architecture with accents of light industrial design - woven together with steel frame Crittall windows by . This meeting of styles follows through with eclectic interior architecture and design, working alongside the extremely talented – whose elegant, tactile and hardwearing materials were carefully selected to withstand the wear and tear of an outdoors country lifestyle.⁣

We’d like to take a moment to congratulate our colleague and Office Manager, Dawn Turford, on reaching her twenty-year anniversary at Anderson Orr. Dawn joined the practice in 2002, starting out in a very broad Receptionist / Administrative position, and her role has evolved – as technology has changed, working practises have shifted, and requirements have grown – and she has supported with all and everything over the years, from the paper-heavy filing and letter-typing days, to Accounting, and all the unglamourous (but essential) admin in between.⁣
⁣
Throughout her time at AO, Dawn’s maintained a continual presence as ‘front of house’ - and as such, hardly needs introduction. As the key point of contact for clients, fellow consultants, and all manner of visitors (including those, at times, entirely unrelated to architecture!) she really has been the face (and voice) of the brand, and the strong and memorable rapport she’s built with those outside of the company is a testament to her warmth, infectious personality and unwavering commitment to the job, and the practice.⁣
⁣
As a colleague, Dawn is the consummate team player - she is conscientious, reliable, and empathetic. She will always make herself available – to listen, support and nurture those around her, in a professional as well as personal capacity – and will go above and beyond to help all those she meets. Outside of the office, she is a devoted wife to Mark, and extremely proud mum to Rachel and Robyn - both of whom have grown up alongside her career with us, and who feel part of the extended AO family.⁣
⁣
Dawn has seen the practice through two office relocations – and all the upheaval that brings – and has embraced new surroundings, different systems, and shifts in company structure and staffing with nothing but positivity, patience and care.
