What do I need to do before I sell a property bought using the Shared Ownership Scheme?

A Shared Ownership Equity Valuation needs to be carried out if you want to sell your share of a property bought using the Shared Ownership Scheme, or to staircase and buy a greater share (percentage).

Valuations must be conducted by an independent RICS (Royal Institution of Chartered Surveyors) Registered Valuer, to determine the market value of your property.

What is structural deflection?

A common misconception is that structural elements remain perfectly straight under load.

This is not true. In fact, beams and other structural elements can bend or sag when forces are applied. This movement is called deflection.

Deflection is not usually a concern unless it exceeds acceptable limits for safety and appearance.

I think we all know the answer to this one…

That fresh paint smell might seem reassuring, but it’s something to be cautious about. While a property may look amazing on the surface, cosmetic finishes can sometimes hide underlying defects.
