🏗️ **Nearing completion on our Horsforth project!**

We’re now into the final week or so of the original contracted works on this two-storey extension, and we’re on track to have those works completed by the end of this week or early next week.

The lads are finishing off the remaining internal works alongside the groundworks and landscaping, bringing everything together for completion.

The customers have also decided to add some further works while we’re there. We’ll be knocking through the existing kitchen and installing larger steels to create a big open-plan kitchen/diner, which we’re looking to start at the end of this week/early next week. They’re also potentially looking at a new kitchen, utility fit-out and house bathroom.

The lads have done a great job keeping everything moving and getting the original project to this stage on programme.

Looking forward to sharing the finished transformation once it’s all complete.

The footings are now in for this two-storey side extension, and everything is running to programme. We're aiming to complete the project in around 14 weeks.

It's been a great start, and we can't wait to share the transformation as the build progresses over the coming weeks.

Another project nearing completion by WJR Developments.

Completed in just over **7 weeks**, this project has completely transformed the rear of the property, creating a bright, open-plan family living space while blending seamlessly with the existing stone house.

The works included:

✔️ Structural knock-through with steel installation.
✔️ New stone-built extension with a contemporary parapet roof.
✔️ Three large flat roof lights, flooding the space with natural light.
✔️ Wet underfloor heating installed throughout both the **new extension and the existing rear extension**, including lifting the existing floor to create one continuous heating system.
✔️ Relocation of the existing gas services.
✔️ Large aluminium sliding doors.
✔️ New aluminium picture window replacing the original solid wall.
✔️ Retiling of the existing lean-to roof and integrating it with the new extension.
✔️ Full first and second fix plumbing and electrics.
✔️ External stonework, paving and drainage.

The client is fitting their own kitchen, decorating and laying the final floor finish, while we'll be returning shortly to complete the skirting boards and downstairs WC before final sign-off.

From foundations through to the finishing stages, this project was delivered in just over seven weeks, demonstrating what can be achieved with good planning, quality workmanship and the right team.

If you're thinking about extending your home, renovating or undertaking a new build, we'd be happy to discuss your project.

New Build Progress Update – Final Six Weeks

We’re now into the final six weeks on this development and the transformation over the last couple of months has been massive.

Despite a significant amount of additional work being added throughout the build, we’ve managed to absorb it into the schedule while still pushing toward the same completion deadline.

Both plots are now fully plastered out and we’re moving through second fix joinery, electrics and plumbing. Kitchens and utility areas are due to be fitted over the coming weeks, with tiling works now commencing on site.

Externally, the landscaping, paving and final groundworks are progressing well and the houses are now starting to feel like completed homes rather than construction sites.

The solar installation, glazing and stone detailing have completely transformed the appearance of the build, particularly from the rear elevation where the scale of the project now really comes into its own.

The final stages of any build are always the most intense — coordinating trades, finishes, client changes and deadlines all at once — but that’s where experience, organisation and strong site management make the difference.

A huge amount still to do, but we’re now firmly into the final push toward completion.

If you’re considering a new build, extension or development project and want a contractor who can deliver both quality and programme, feel free to get in touch.

This transformation we carried out adds the perfect mix of warmth and character.

We opened up this existing gas fireplace to create a stunning new focal point. It features a beautiful log burner, bespoke oak mantle, and a brand-new stone hearth. The space was really pulled together with elegant travertine stone tiled flooring to complete the look.

Thinking about a house extension in Yorkshire? Here’s what you need to know about planning permission.

If your project fits in with certain permitted development rules, you might not need it. For example, if it’s at the rear, within certain size limits, doesn’t exceed height restrictions, and uses matching materials.

However, you will likely need planning permission if your project goes beyond size, height or boundary limits or it's a double‑storey extension. You'll likely also need it if it's at the front of the house or it's in a conservation area or on a listed property.

Planning ahead avoids delays or costly enforcement issues , so it's always best to check. Working with a local expert can make the process smoother.
