What actually matters:

👉 Structure
👉 Space

In the UK, warm air rises into the roof…

👉 Without ventilation, it gets trapped.

That leads to:
Condensation 💧
Timber rot 🪵
Mold growth ⚠️
Damaged insulation
And you won’t see it until it’s serious.

💡 The Fix
Install ridge/tile vents
Keep airflow from eaves to roof
Don’t block ventilation with insulation

Everyone focuses on the house…
but ignores the levels outside.

That’s the mistake.

At this stage, if you don’t get the heights right, you’re locked into problems like:

❌ Patio sitting too low (looks disconnected)
❌ Water running back toward the house
❌ Steps everywhere instead of a smooth flow

What we’ve done here instead:

✔️ Matched internal floor height with the future patio level
✔️ Built retaining walls early to control the space properly
✔️ Left room to fine-tune finishes after everything settles
✔️ Planned the whole garden layout before laying a single slab

Because once paving goes down…
fixing it means ripping everything back up 💸
