The Government has launched a consultation on extending Awaab’s Law to the private rented sector, potentially introducing legally enforceable deadlines for investigating and addressing serious hazards in rental properties.

The proposals could cover severe damp and mould, excess cold, electrical safety concerns, fire risks and other hazards that pose a risk to tenants’ health and safety.

While the new deadlines are not yet in force for private landlords, existing legal responsibilities to provide safe accommodation and address serious hazards are already in place under the updated HHSRS requirements.

Landlords and letting agents should start reviewing their inspection procedures, maintenance arrangements and record-keeping to ensure issues are identified and dealt with promptly.

The consultation will help shape how the new requirements are implemented and when they take effect. Landlords, letting agents and other housing professionals can share their views before the consultation closes on 18 December 2026.

🚨 Are you using a digital service to carry out Right to Rent checks? There’s an important change landlords and letting agents need to know about.

Digital Right to Rent checks must now be carried out through a certified and registered Right to Rent Digital Verification Service Provider ( ).

The new requirement came into force on 1 October 2026.

This means it’s worth checking your current referencing, tenant screening or onboarding provider rather than assuming their digital Right to Rent process automatically meets the new requirements.

Using a provider that doesn’t meet the new rules could affect your statutory excuse if an occupier is later found not to have the Right to Rent and could result in hefty civil penalties.

Our advice? Check your provider and review your process now.

The rollout timeline for the new national landlord PRS Database has been confirmed.

The database will begin rolling out in December 2026, starting in the West Midlands on 15 December, before being introduced across other regions of England over the following 12 months.

👉 For East Midlands landlords, the registration window is expected to run from 15 February to 14 May 2027.

Registration will be compulsory for private sector landlords in England, with a fee of £65 per property per year. Once their region is called forward, landlords will have three months to register.

The Government expects all landlords to be registered by 14 November 2027.

There’s nothing East Midlands landlords need to do just yet, but it’s worth being aware of the timeline and planning ahead.

We will continue to keep members updated as further guidance becomes available.
