A lot of our work at National Maintenance Services is in social housing and housing association homes. That includes tackling damp and mould, fixing broken kitchens and bathrooms, and carrying out the repairs that make a home safe and comfortable to live in.

Awaab’s Law Phase 2 comes into force on 30 November 2026.

Phase 1 covered emergency hazards and significant damp and mould. Phase 2 is much broader. It applies to every registered provider of social housing in England and adds seven more hazard categories:

✔ Excess cold and excess heat
✔ Falls
✔ Structural collapse
✔ Fire and explosions
✔ Electrical hazards
✔ Domestic hygiene and food safety

The timescales to plan for:

⏱ Immediate danger: investigate and make safe within 24 hours
⏱ Serious, non-emergency hazards: investigate within 10 working days
⏱ Written summary to the resident: within 3 working days of the investigation
⏱ Urgent safety works: complete within 5 working days of the investigation
⏱ Longer-term remedial works: start within 12 weeks

Phase 1 sat mostly with repairs and damp and mould teams. Phase 2 extends to fire safety, electrical compliance, asset management, and contractor networks, so it requires a whole-organisation response.

A few questions to ask now:

→ Can your triage process correctly categorise the new hazard types at first contact?
→ Do you have contractor capacity across electrical, gas, fire, roofing and general repairs?
→ Does your out-of-hours provision cover more than damp and mould and gas safety?
→ Can your processes produce a written summary within 3 working days?
→ Do you know where your highest-risk properties are?

Policies and triage matrices are a starting point. They only work if your repair teams and contractors can meet the new on-site deadlines.

We're looking for plasterers with multi-trade experience to join our maintenance team in the East Midlands.

Plastering is the core of the role, from patch repairs and making good after damp and mould treatment to reskims and rendering. Many of our jobs also need an extra pair of hands on tiling, decorating or minor carpentry, so a broader skill set really helps.

You'll be a good fit if you:

Have proven plastering experience (repairs, skimming, making good)
Can turn your hand to at least one other trade
