Some jobs are a little more daunting than others…
On this property, we were called out because the heating system was continually losing pressure, with no obvious signs of a leak anywhere.
After several visits and some thorough investigation, we decided to install isolation valves to each zone. This allowed us to narrow the problem down and establish that the pipework running from the boiler to the cellar was the culprit.
Now came the difficult part — finding the leak and, more importantly, finding a practical solution.
There was no option but to cut into the floor and lift the concrete to investigate further. Using our thermal imaging equipment, we were able to identify the route of the pipework before opening up the floor.
What we found was quite surprising. The builders had not only laid the gas pipe directly into the concrete, but had also buried the main central heating pipes — complete with several push-fit fittings.
Unsurprisingly, one of those fittings had eventually failed and was leaking beneath the floor.
We removed the entire section and replaced it with a continuous Geberit FlowFit pipe, reinforced with aluminium and installed without joints. The new pipework was then properly lagged. We managed to miss the under floor heating pipes too.
While we were there, we also completely refurbished the underfloor heating manifold, which had developed several leaks.
Finally, the system was refilled and treated with biocide for the UFH and inhibitor for the main heating system.
Another challenging job investigated, repaired and completed properly — and now the system is ready for the colder weather. 🔧🔥
We would liek to thank Paul at PSG for lifting the floor up for us and relaying it down.
