BNG rules have changed 🌿🏡

The Biodiversity Net Gain rules in England changed on 6 August 2026, with a new exemption for many smaller developments on sites of 0.2 hectares (2,000m²) or less.

The previous specific exemption for self-build and custom-build homes has also been removed, although many smaller self-build projects may still qualify under the new 0.2 hectare exemption.

We’ve put together a short guide explaining what the changes mean for homeowners, self-builders and developers — and what you need to consider when submitting a planning application.

Home Extension in Long Benington ✨

One of our latest project completions featuring a stunning open-plan kitchen, dining, and living space—complete with a vaulted ceiling. The open plan area creates a beautifully balanced interior that feels both expansive and intimate. Finished with elegant brass detailing and a striking mirrored splashback, this is contemporary living at its best.

Created with modern living in mind, the layout opens straight onto the garden, allowing for a smooth transition between indoor and outdoor spaces.

Our pre-application submission is now live.

The client is considering a replacement dwelling on a sensitive site—so we are taking the proactive step of a pre-app to help identify some of the planning risks at an early stage.

When the stakes are high, early planning engagement can be the smart move.

The Future Homes Standard is set to reshape how new homes in England are designed and built — with a greater focus on energy efficiency, low-carbon heating, and long-term performance.

In our latest blog, we break down what it means for homeowners, self-builders and developers, and why planning ahead matters.

In fact, our award winning eco homes in Nottingham [pictured] were blazing a similar trail back in 2014
