Another fantastic transformation brought to life in Beccles, completed during 2025.

This project involved the redevelopment of the former Newgate Carpets site into 3 thoughtfully designed new homes, turning a tired commercial building into a high-quality residential scheme with a Gross Development Value of £975,000.

What made this project particularly rewarding was the level of challenge involved. The scheme needed to respond sensitively to its position within the Conservation Area, its relationship with the adjacent listed Ravensmere House, neighbouring residential amenity, parking and highway considerations, and site remediation issues linked to the property’s former garage use.

We provided a complete service from initial planning and architectural design through to full project management and building handover, helping guide the development from early constraints through to delivery on site.

A great example of how careful planning, considered design and hands-on management can unlock the potential of a difficult site and create lasting value.

A fantastic transformation of a unique property in Norfolk currently under construction.

We’re pleased to showcase this architectural and planning project at The Hayshed, where the proposal brings together the conversion of the existing windmill, a carefully designed extension, and glazed links to create one striking family home. The design balances contemporary materials and detailing with the character of the original buildings, helping preserve the setting of this non-designated heritage asset while giving it a new long-term future. The scheme also incorporates features such as solar PV, air source heating, a sedum roof, timber cladding and zinc roofing.

A great example of how thoughtful design, planning and heritage sensitivity can work together to unlock a truly special home.
